🏡 OLD HOUSE, GOOD PEOPLE, NO LUXURY PROMISES — ROOMS AVAILABLE OCTOBER 2026

Looking for somewhere friendly, relaxed and reasonably comfortable to live in Leeds?

Well, we might have something for you. Just don’t expect marble floors, designer furniture or a kitchen straight out of an IKEA catalogue. 😄

It’s an old house. It has character. Possibly more character than it needs. But everything works, there’s plenty of space, and the people living here are genuinely nice.

We have rooms available from October 2026.

🛏️ THE ROOMS

LARGE DOUBLE ROOM

A good-sized room with a NEW king-size bed and mattress, two wardrobes and a proper desk for studying or working from home.

The bed is probably more modern than most of the house. Small victories!

SINGLE ROOM

Smaller, quieter and cosy. Perfect if you prefer your own space and don’t need a bedroom the size of a football pitch.

📅 SHORT STAYS WELCOME

We’re quite flexible about how long you stay.

* 1–6 months is absolutely fine.
* Longer stays are possible if we all get along.
* No need to sign away the next decade of your life.

Ideally, we’re looking for friendly, sensible people who can live with others without turning everyday household life into a complicated scientific experiment.

Although, given that we already have a PhD student living here, experiments aren’t entirely out of the question. 🔬

💸 DISCOUNTS (YES, REALLY)

* 10% discount for students and couples staying for 1–2 months.
* Additional discounts may be discussed if you’re a great cook or someone who genuinely enjoys keeping shared spaces tidy.

We appreciate people who contribute to the household.

If you can make a decent cake, cook something more exciting than instant noodles, or occasionally clean the kitchen without being asked, you’re already making a strong impression. 😄

🏠 ABOUT THE HOUSE — THE TRUTH, NOT THE ESTATE AGENT VERSION

Let’s be clear: this is an old house.

It’s not fancy. It’s not newly renovated. Some things look like they remember the previous century, because they probably do.

The house has that slightly retro, slightly vintage, slightly “we’ll get around to fixing that one day” atmosphere.

But here’s the good news:

It’s clean, comfortable and spacious, particularly downstairs. Everything essential works, the heating is good, the internet is fast, and there’s plenty of room to relax.

The house could definitely use some love and attention, but it’s a home, not a showroom.

Please come for a viewing. We’d rather you see everything for yourself than arrive expecting a five-star hotel and discover you’ve moved into a very friendly museum. 😂

👋 WHO LIVES HERE?

At the moment, the household includes an engineer and a PhD student. Another lovely housemate is moving out, which is why we’re looking for someone new.

So yes, there’s quite a lot of education under one roof. Whether that translates into common sense is still being investigated.

The engineer is occasionally useful when something needs fixing. The PhD student is presumably busy solving problems the rest of us don’t even understand.

Despite all this intellectual activity, we’re surprisingly normal people.

We work, study, cook, watch films, occasionally share a pizza, have a pint, or enjoy coffee and cake.

We’re friendly, but nobody is expected to participate in compulsory social activities or attend weekly household committee meetings.

Everyone has their own life, and we respect that.

Not a party house. Not a monastery either. Just a relaxed place where people can get along, have a laugh and enjoy a bit of peace.

🍿 LIVING ROOM, KITCHEN & SHARED SPACES

One thing this old house genuinely does well is space.

LARGE SITTING ROOM

Plenty of room for watching films, chatting, having dinner or simply doing absolutely nothing after a long day.

We have Apple TV, Netflix and Disney+, so there’s no shortage of entertainment. Choosing what to watch is usually the biggest challenge.

BIG KITCHEN

The kitchen is spacious, with enough room for several people to cook without declaring war over the hob.

We can arrange 2–3 separate eating areas depending on the occasion, so you can eat together or quietly enjoy your dinner without an audience.

We occasionally cook together, order takeaway or have a lazy weekend coffee.

Participation is entirely voluntary. Washing your own dishes, however, is strongly encouraged. 😁

✨ WHAT YOU ACTUALLY GET

⚡ Super-fast WiFi — probably the most important modern feature in this old house.

📺 TV, Apple TV, Netflix and Disney+ — enough streaming services to avoid productive activities.

🔥 New gas boiler installed last year — finally, something in the house younger than most of us.

🌡️ Central heating plus a spare heater in every room — because Yorkshire winters aren’t famous for their tropical climate.

🧺 New Beko tumble dryer and washing machine.

🍳 Gas cooker and microwave — for everything from ambitious cooking projects to emergency noodles.

🛋️ Large sitting room.

🍽️ Spacious kitchen and flexible dining areas.

🔒 Two additional metal security gates at the entrance — perhaps a little excessive, but at least the house takes security seriously.

🌳 Large enclosed back yard and patio — ideal for relaxing, gardening or growing something other than weeds.

📍 LOCATION — ONE THING WE DON’T NEED TO APOLOGISE FOR

We’re in a convenient part of Leeds, with plenty within walking distance.

* 🎨 Leeds Arts University — around 10 minutes
* 🎓 University of Leeds — around 15 minutes
* 📚 Leeds Beckett — around 20 minutes
* 🌲 Hyde Park — 6–8 minutes
* 🚉 Leeds Station — around 30 minutes
* 🏥 Leeds General Infirmary — around 20 minutes
* 🍕 Takeaways — literally 1 minute away

The takeaway situation is dangerously convenient. Cooking is optional, although your bank account might disagree.

💷 BILLS — NO MAGIC, JUST REAL NUMBERS

During colder months, there’s a £100/month allowance towards gas, electricity and water.

Anything above that is shared fairly between tenants.

In practice, this usually means around £15–£50 extra per person per month during the heating season, depending on usage.

We’re not interested in freezing to death to save a few pounds, but we also don’t need to heat the garden.

Students are exempt from council tax where applicable.

🚭 SMOKING & VAPING

No smoking or vaping upstairs.

There are designated or agreed areas downstairs, including well-ventilated spaces, the kitchen and both yards.

Just be considerate of everyone else.

🌱 WHO ARE WE LOOKING FOR?

Someone friendly, reasonably tidy, independent and respectful.

Students, professionals, researchers, engineers, artists, creative people and anyone with a good sense of humour are welcome.

You don’t need a PhD to live here. We already have one in the household, and that’s probably enough academic pressure for everybody.

You don’t have to be sociable all the time either. Some days we chat over coffee, other days everyone disappears into their own room. Both are perfectly normal.

Couples are welcome, with an additional £130 charge. Happy to discuss the details.

Most importantly, we’d like someone who understands that sharing a house works best when people are considerate, communicate and occasionally laugh at life’s little absurdities.

👀 COME AND HAVE A LOOK

If you’re looking for a brand-new luxury apartment, this probably isn’t your dream home.

But if you want a spacious, lived-in house with decent facilities, good internet, friendly people and a relaxed atmosphere, you might genuinely like it here.

We’re not trying to win an interior design award. We’re just trying to make an old house a nice place to live.

Come for a viewing, have a chat and judge for yourself.

No pressure, no fancy sales pitch, and absolutely no claims that the house is “recently refurbished to an exceptional standard”. 😂

Drop me a message with a little about yourself, when you’d like to move in and how long you’re planning to stay.

Coffee and a tour of our architectural time capsule can be arranged. ☕
