Hey guys,

I’m moving out and looking for someone to take over my double room in a really calm, well-kept two-bed, two-bath flat in Stratford. It’s genuinely been a very easy home to live in and I enjoyed the 2y I have been here 😊

The room
Good-sized double room. Furnishing can be discussed depending on what you need. You’ll have the main bathroom which is big, completely to yourself- bathtub!

The flat
First floor (no lift) with a bright living room overlooking the communal greenery and a spacious kitchen. There’s a balcony where smoking is absolutely fine. Upon entering, coats and shoes rack and a big big storage cupboard.

Entrance: You pass three gated entry points (close, court, building- easier than it sounds) so it is very safe and quiet — mostly families living around here.

Extras that make life easy:

Big hallway storage cupboard

Space for coats and shoes as you enter

Monthly cleaner (paid by us, £17/hour, does the whole flat- you can discuss further with flatmate for any changes you'd wish)

Flat stays warm in winter, bright when there's sun and in general quiet building.

Parking space comes with the flat (currently used by housemate- he pays extra)

The landlady is genuinely lovely, any issues etc, we contact her directly. Very responsive and has invested in the flat over the last 18 months:

Both bathrooms renovated

New light grey carpets throughout the flat

New dishwasher

New kitchen/bathroom ventilation

Location (super convenient)

13-minute walk to Maryland station
18-minute walk to Stratford station
5 minutes to Morrisons Stratford
Tesco Express & Sainsbury’s Local around the corner
3 minutes to bus stops for 25, 425, 86, 335
~10 minutes to West Ham Park
Just over 10 minutes to Stratford Mall (Lidl, iceland, boots, shops)
~20 minutes to Westfield Stratford City

There’s also a GP and pharmacy directly opposite the close.

In the main building(the one you see from the living/bed room) there’s a reception that safely holds parcels and a residents’ gym you can use- free gym!

Your future housemate
You’ll be living with Mickey (male, 27, Irish, works for the NHS). He’s very quiet, either out for long hours (mainly work) or keeping to himself. We’ve lived together for two years with zero issues.

Costs
Council Tax Band C.
Other bills (water, energy, internet, cleaner) come to roughly £180 per month.

The vibe
Very peaceful, safe, and respectful home — ideal for someone who wants a chilled place to come back to.

LGBT+ friendly home.
Smokers welcome (balcony).
All living room furniture stay, just decoration will go.
The house in general is fully equipped but please let me know if any questions.
Prior to moving in, a month's rent and the deposit directly to myself- we'll speak with the agency, Dexter's, in their own words: "This subject to the new Tenant meeting our referencing criteria. Please note that referencing may take longer if a guarantor is required or additional supporting documents are required in order to complete the application.

The cost for this is £50.00 including VAT and we will send the payment details to you shortly."
