A well-presented, 3-bed ground floor flat with one room available to rent.
The flat is situated along the leafy and quiet Parkfield Road, with access to local amenities and transport links. It is only a 5-min walk to Princes Park, Sefton Park or Lark Lane, and roughly 15mins to the university area/ city centre by bus (82, 173), train (St. Michael's station) and bike.
There is a Tesco, Co-op, and independent grocery shops/ restaurants within a short walk. In general, the area is popular and well known for being accessible, convenient and friendly. I lived here for around 5 years and I'd say the area is mostly popular with young professionals and post-grads.
The flat has gated communal parking (first-come, first-served) and on-road parking, a front garden maintained by a gardener (incl. in the price), lovely private rear garden and an open plan lounge/ kitchen. There are two bathrooms (1 communal, 1 en suite). The communal bathroom is shared between a maximum of two persons and is fully fitted.. The kitchen and lounge are both very large and well fitted. The flat is fully furnished and includes a standalone dryer for when we can't dry things on the washing line.
We have a fast Internet connection and no download limit.
There is a house alarm, telephone entry system, gas central heating, double glazing throughout and secure cycle parking in the garden.

Particulars
We are looking for someone who will stay for 6 months minimum as it builds a better dynamic in the home. Preferred move-in date is end-March, but there is some wiggle room.
Regretfully, no pets or smokers. Sorry.
Bills are reconciled every quarter: currently, a standing order of £90 per month covers everything over the course of the year. Council tax is £85.50 per person per month if you are working.
There are no fees (admin, reference checking etc.).

Ideally a postgrad (MSc/ PGCE/ PhD etc.) or young professional who is interesting, clean, tidy, relatively quiet, respectful and independent (I'd like to think we're all of these too!). But equally someone who likes to socialise from time-to-time.
