We have a good sized single bedroom becoming available from the 1st February 2025, in a large, bright & airy 4 bed STUDENT house. Some other rooms may become available from May to September 2025. All bills included. This accommodation is perfect for The Scottish Institute. Its also only 18 -25 minutes by bus from Heriot Watt university, a further 5 minutes to Napier (Sighthill) university. The house is within walking distance to West Lothian College. Also convenient for those on their placement year at General Electric. A 4 bedroom HMO house in a residential area, for STUDENTS ONLY. The bus stop is outside the front door of the house.

The buses stop immediately outside the house and the campus side entrance (Hermiston Gate). There is also ample parking, The property is ideally situated for university students, General Electric interns (4 minutes away by bus) or West Lothian College students (8 minutes away) amongst others.
All bills are included in the cost, including up to 72Mbps broadband, water, heating and electricity. The house has a large but very low maintenance rear garden, sitting room with 2 sofas, excellent kitchen with two fridges and freezers, a family bathroom with shower over large bath and another separate shower room. Therefore, you need only share with one other. There is another separate W. C. downstairs.
All bedrooms are furnished with a desk, chair, filing cabinet, bookshelves, mirror, bed, bedside cabinet and wardrobe. There are two single and two double bedrooms.

The ideal tenants will be clean, tidy and respectful of property and their fellow housemates. Prospective tenants must be full time students or interns. They must also embrace the shared cleaning responsibilities.
The house has recently been converted to a House in Multiple Occupation (HMO) and in good condition throughout. We have two other properties and most of our student tenents stay for the duration of their course.
We are responsible, respectful and fair landlords (Landlord registration number 1105629/400/10091). The property has Electrical Safety Inspection Certificate, GasSafe certificate, an HMO (Houses in Multiple Occupation) license from the local authority after their recent inspection.
