A modern 2-bed flat (built ~2000) in a quiet development on Swan Street, SE1. Both rooms have their own bathroom, and the flat comes fully furnished. We're looking for a pair who already know each other (friends, couple, colleagues) to take over the tenancy.
The Flat
Open-plan living/kitchen/dining with a big L-shaped sofa, dining table, coffee table, TV, and warm wall-mounted lighting. The kitchen has granite worktops, gas hob, oven, microwave, dishwasher, washing machine, fridge-freezer, and a breakfast bar. French doors lead out to a balcony overlooking the courtyard. Oak flooring throughout the communal areas. No smoking inside.
Room 1 — Double with en-suite and Juliet balcony (suggested rent: £1,280/month)
A bright double room with French doors onto a Juliet balcony. Double bed, chest of drawers, bedside table, and rug. En-suite bathroom with shower, sink, and toilet.
Room 2 — Double with own separate bathroom (suggested rent: £1,230/month)
A good-sized double room with a double bed (under-bed storage), wardrobe, and clothes rail. Good natural light, laminate flooring, plenty of space. Own bathroom just off the hallway – full bath with shower over it, vanity sink with storage, and toilet.
Location
Borough station is a 2-minute walk. London Bridge (Northern, Jubilee, Thameslink) is about 10 minutes on foot. Borough Market, the South Bank, Bermondsey Street, and Flat Iron Square are all on your doorstep. Zone 1.
Costs
Total rent: £2,500/month (suggested split above, but up to you). Bills on top – utilities (~£60/month, less in summer) and council tax (~£200/month total, Band E). Works out at roughly £1,400 per person all-in.
Furniture
The flat has been furnished by us, not the landlord. Both bedrooms and communal areas are fully set up. There would be a one-off furniture buyout of £2,400 total (£1,200 per room) covering bedroom furniture, living room setup, TV, dining table, and kitchen extras.
The Let
Available from 27th March. The initial fixed term runs until May 2026, after which it becomes a rolling tenancy with two months' notice from either side. The landlord strongly prefers new tenants who already know each other.
