I’m moving out and looking for someone to take over my room/contract by 18th May (earlier move-in around 2–4 May is very likely, but flexible).
The flat itself is lovely; bright, peaceful, and very easy to live in. It's perfect for WFH, as my flatmate goes to work everyday. I’ve spent many years living on the SW side of the river (Battersea/Fulham area) and realised I’m quite used to living there so I’ll be moving back that way to be closer to the river.
Location-wise, it’s really convenient ; about 10 minutes walk to Golders Green (Northern line) and with direct buses (113, 13) straight into Central London, plus 226 all the way to Ealing Broadway, all within a 5-minute walk. It’s an easy and affordable commute into town.
The room:
Really comfortable double bed
Built-in open hanger/wardrobe and bookshelf (beautifully made by Francis, who’s a carpenter)
Plenty of storage with drawers under the bed
I added a royal blue headboard which gives it a really nice feel and will leave It
The white IKAE chest of drawer isn't there anymore but I am happy to leave an open bamboo shelf unit if helpful.
The flat is very warm and very well insulated - .even in winter we barely needed the heating, which makes it quite cost-effective.
The flat:
Spacious open-plan kitchen/living area
Fully equipped (fridge/freezer, oven, dishwasher, TV, sound system)
Lovely private terrace overlooking allotments which is super quiet and and again perfect for WFH
Gated development with fob/code entry very safe and secure
Bathroom:
You’ll have the main bathroom to yourself (bath + shower), while Francis has his own en-suite.
About Francis:
He’s a carpenter, works Mon–Fri, very easy-going and helpful. He enjoys cooking, museums, football etc and keeps the flat in good shape. He has two daughters (11 &12) who visit some weekends and they’re very sweet and polite. They're usually out during the day or spending time in his room. He has pull-out mattress in the bedroom so they all sleep there with no invasion to common areas.
Costs:
Rent: £1,087 - paid straight to the agency
Bills: approx. £190
Total: ~£1,275 pcm
Council tax is E, I believe (Barnet)
You’ll need to earn around £30k+ to pass referencing (or have a guarantor). The landlord is straightforward, and the property is managed by Paramount, who are very responsive if anything comes up.
