A spacious ground-floor room is becoming available in our friendly five-bedroom house on the Harringay Ladder from 12th July .

One of my favourite things about the room is its position at the back of the house overlooking the garden. It’s a surprisingly peaceful spot and gets regular visits from birds and the occasional fox. The garden itself is a little overgrown these days, but I personally love the wildflowers and the fact that it feels a bit more natural than manicured. There are still seats out there if you fancy a morning coffee or some time in the sun.

The room is generously sized (just under 3m wide and a little over 4.5m long) and comes furnished with a king-size bed, wardrobe, shelving unit and cupboard. There’s also a useful under-stairs storage cupboard with plenty of extra space. The room gets lots of natural light throughout the day and has its own en-suite with a shower, toilet and sink. It’s not luxurious, but it has everything you need.

The house itself is a great size for five people. The living room is directly outside the bedroom and has a large TV and a couple of sofas, making it a comfortable place to relax. The kitchen is compact but works well for the amount of use it gets, and there’s an additional shared bathroom downstairs. The house also has a washing machine, and there’s space to keep a bike in the back garden.

The room is £670 per month, with bills at around £100 per month covering council tax, gas, electricity, water and internet. Bills are fixed, so there are no surprises. One thing worth mentioning is that the Wi-Fi signal can be a bit weak at the very back of the house where the room is located, but I solved this with a £30 Wi-Fi extender and regularly get upload speeds of around 40–60 Mbps.

Transport links are excellent. Harringay Green Lanes Overground is about a 5-minute walk away, Manor House station is around 15 minutes on foot, and there are buses at the end of the road. I often walk to Manor House and change to the Victoria line at Finsbury Park, which is an easy commute into central London.

The current flatmates all have their own schedules and mostly work away from home. It’s not an intensely social house, but everyone gets on well and there’s always a friendly chat when paths cross. The house is inclusive and welcoming, and we’re looking for someone who shares those values.

The area is one of the things I’ll miss most. You’ve got a large Sainsbury’s, Aldi, a gym, plenty of good pubs and bars, and several lovely parks all within easy reach. Combined with the quiet location of the room itself, it makes for a really nice place to live.

I’m only moving out because I’m moving in with my partner. If you’d like to know more or arrange a viewing, feel free to get in touch.

I’ll be away for the next couple of weeks, so I’ll be arranging and conducting viewings between the 24th and 27th. If you’re interested, please still get in touch beforehand and tell us a bit about yourself.

The room is available from 12th July, and ideally we’re looking for someone who can move in (or begin paying rent) from that date, as unfortunately there isn’t much flexibility around the start of the tenancy.
