THE ROOM
Self-contained studio vibes - bright high-spec loft conversion, with full-height sliding windows and Juliet balcony (south facing). It’s a good size, 15sqm floor area plus storage (peaks to a 7ft ceiling height so may not be suitable for someone over 6ft). You’re own compact but full-spec en-suite bathroom on the landing.

Assume unfurnished, although some current furniture could be sold on to you for a reasonable price.

Room cost INC weekly cleaner (common areas). Bills which are shared are on top are approx £120pcm. Council Tax Band C.

WHO WE’D LOVE TO FIND!
We're friendly and calm adults, looking for a professional or mature student (30 yrs+) who will fit into our peaceful home. Zoe mostly WFH and is a homebody, you will be predominantly living with her! Lorenzo stays with us 2 nights per week.

We’re both pretty geeky and sensible these days - we're in our late 30s! 🤓 Life is oriented around work, family, friends, and hobbies. We really enjoy each other's company, fitting it around our separate lives. If you love a chinwag, a shared meal but respect each other's sleep and work commitments we’d live in harmony 😊

We love and care for this place and have a good relationship with our landlords. Heavy drinking and the like doesn’t go down here. We're in the habit of giving each other a lil heads up if we're having people visit.

We’re an eco-friendly, budget savvy, clean/tidy household, ticking as many boxes as possible to be so (eco products, are conscious of our energy consumption etc)

THE MAISONETTE
Very well appointed / high standard renovation. There is a big, bright shared living/dining and kitchen area on the first floor with Zoe's and Lorenzo's bedrooms. Fully equipped kitchen. South facing rear garden with deck for BBQs and chilling in the sun. Space for one additional bike in the entrance hall.

Accessibility: multiple flights of stairs; a moderate flight to get up into the property and a narrow-ish winding flight up to the loft bedroom. Another fairly steep flight down to the back garden.

ABOUT US
Zoe, 37, British/Polish: WFH freelancer + yoga and meditation teacher. Background in human rights and peer support. Slow conscious living adopter. Big cook and non-fiction reader. Astro novice! Big on pods, music, comedy and dancing! Values inclusion, diversity and divergent thinking, LGBT+ and disability advocate.

Lorenzo, 37, Italian: Bioscientist working in biotech in the city. When in London, Lorenzo plays tennis and catches up with friends, enjoying pub boardgames nights. Lorenzo and his wife live in Norfolk where he takes his adventures out on the water wind foiling!

THE AREA
Nature: Woodberry Reservoirs & the New River Path all within walking distance. Green space in every direction: Finsbury, Clissold & Springfield Park – and slightly further afield Walthamstow Wetlands / River Lee.

Restaurants/Cafes: Green Lanes, Church St, West Green Rd, and Lower Clapton close by (15-20mins)

Nearest supermarkets: Haringey retail park for Aldi and Sainsburys. Tesco in Tottenham (all a 15mins walk), smaller Sainsburys & Tesco at Woodberry Downs (10mins).

Travel: the area is very well connected; it’s a short walk to Seven Sisters/Manor House tubes (10/15mins) and Stamford Hill and South Tottenham Overground stations (10/15mins). Local buses run direct to Kings Cross, Euston, Hackney and Aldgate.
There is also on-street parking with a resident’s permit available.
