I’m looking to let two rooms in this 3 bedroom flatshare at the Jam Factory, SE1. Available from June 30th (potentially some flexibility). We can be flexible with storing belongings earlier if needed as the place is big enough.

About the place:
The apartment is a huge, 2,000 sqf, modern and furnished (usually a shock when people see just how big it is for so central). It has great light, modern furnishings and is an absolute gem. I'm lucky to have lived here 9 years and really lucked out finding this flat years ago. It is in the Jam Factory complex with full-time concierge. A great apartment to live in and a good rent deal.

There are 3 bedrooms/tenants in total when fully occupied including myself (Paul).

Myself, Paul, 33, store manager. Big movie fan often seeing whatever just came out. Very much like to take care of the place so would be looking for people happy to share in this, keeping it clean and enjoyable to live in as a shared space and courteous of each other.

The large bedroom was advertised and is currently reserved.

The 'small' bedroom £1065 has plenty of wardrobe storage, I use the word 'small' lightly as for London it's still a very big room. Deposit 1096. Current tenant leaving may be open to selling bed for £100 inc mattress.

The main room is hooked up with all the streaming services, Netflix, prime, Disney and a huge TV (needed for this space). Also has a great utility room with a washing machine, dryer and dishwasher in addition to the usual appliances.

Handy to know:
- 8-10mins walk from Borough tube and 10-12 mins from London Bridge.
(Other nearby stations - 10 minutes to Elephant castle and
15 minutes to Bermondsey.)
- Just a few mins walk away from the bars and restaurants of Bermondsey Street, so a great location for both commuting and leisure.
- Outside the flat bus services (188, 42, 1 and 78 into the city) so can get to the city of London, or central with ease.
- A couple of minutes away is a stop to a huge range of other great linked buses such as 453, 168, 172, 63 into central.
- Everything else you should need in the communal flat space is provided.
- Full time concierge and gated building - so it's super safe.

Total Bills come to £180ish per month (includes an amazing find of a cleaner who cleans the whole flat 4 hours weekly/fortnightly - she's wonderful and has been with me for 7 years). Bills tend to vary on circumstances, when an occupant works at home they do go quite high I've found/so this is an average of someone working home and two of us not.
