Hello all!

I am sub-letting my room in a 2-bed flat between St. John's Wood and Edgeware Road.

The remainder of the contract is until 12th June, 2026.

About the flat:
2-bedrooms, 1.5 bathrooms, common/living room, kitchen and balcony.
Plenty of natural light (as seen from the photos) and close proximity to the tube:
- Edgeware Road Station: 8 min walk
- Marylebone Station: 14 min walk
- Paddington Station: 16 min walk

There is an Aldi 3 minutes away from the flat, a Tesco and a Sainsbury's 5-6 minutes away and plenty of corner shops all around.

Good pubs are scattered around the flat, with the closest one being 2 minutes away.

The area is safe and quiet, excellent for both, students and working professionals.

Couples are welcome, but the price increases.

The remaining flatmate is a 25 year old male student at LBS - spends most of the daytime at uni and is neat, tidy and quiet when at home (and a very nice lad to be around!).

About the room:
There is plenty of space for clothes in the room with built-in wardrobes and bedside tables.

A well-lit room, comes with the desk, although, feel free to get rid of it for more space. There are just a couple fo cosmetic problems but nothing major at all (in my humble opinion).

Overall, it's a nice flat, great flatmate and neighbours, and great area very close to Marylebone, St. John's Wood and Mayfair high streets.

5-minute Lime ride away from Hyde Park and Regent's Park.

Council tax, broadband and water bill are included in the price per month. Gas and electricity are to be split between the tenants.

Ideally, would like the new tenant to move-in before 1st January.
