Hey guys,

I will have 2 rooms available to rent. The single room actually has a double bed and will be available to rent from the 23rd of December and the second double room will be available at the beginning of June. The flat is a newly refurbished, bright and airy 3 bedroom Victorian flat in Kennington (10 mins from Elephant & Castle station and 15 mins from Kings Cross station via the underground).

PLEASE NOTE: Each room is available for 1 person only and cannot be shared between two people.

HOUSEMATE:
You will be sharing the space with me. I am a fashion student, in my early twenties, very sociable and easy-going. I love movie nights, galleries, nights out and do a LOT of reading. I am looking for people who are tidy, friendly and respectful. As the landlord of the flat, I offer the advantage of immediate maintenance action.

RENT:
The rents include service charge and council tax (if you are a full-time student). The monthly utility, WiFi and cleaning bills will be divided equally between all tenants.
- *NO big agency or tenancy fees*
- month by month contract or 10 month contract depending on how long you are planning to stay. One months rent as a deposit.
QUEEN BEDROOM:
The rent is £950 per month.
SINGLE BEDROOM:
The rent is £950 per month.

ROOMS:
The rooms are cozy and furnished, they receive lots of sunlight from large Victorian windows and come with beds and storage space underneath. The queen bedroom has a double wardrobe, bedside table and mirror. The single bedroom used to be a study and comes with a utility cupboard that can easily be converted into a wardrobe for your convenience. It also comes with a large gothic mirror and a bedside table.

FLAT:
The flat has 3 bedrooms, 1 bathroom, a kitchen, and a living/dining room.
Communal areas include: bathroom, kitchen and living/dining room (with shelf space for your books etc).
Amenities include: a television, microwave, iron, washing machine, dishwasher, oven, hob, fridge and freezer.

LOCATION:
The location is incredibly convenient. Kennington Station is a 7 min walk away and there is a high street with a large Morrison's, 2 x 24/h Tesco's, M&S, a fruit & veg market, and restaurants. Because it's located beside Westminster, clubbing hotspots like Shoreditch, Leicester Square and London Bridge are only a few stops away. There are also 2 parks round the corner.
The street's picturesque Victorian aesthetic is preserved by the council.
