Hello everyone!

My lovely flatmate will leave during July and as such, I'm looking now for someone to take over his room in our fantastic flat located in the very heart of Angel on the very boujee Upper Street.

PLEASE DO READ CAREFULLY EVERYTHING!

About me: I'm 28/soon-to-be 29, I'm French and from September I'll be studying my master at UCL and working in a law firm.

The place is located in a very prime location, on the Upper Street in Angel, Islington, with a bunch of buses around (38, 73, 4, 43, 205 341 and I can't even name all the lines but those are the ones I use the most), 10min walking distance from Angel station (northern line), 15min walking distance from Highbury & Islington (victoria and overground). We have lovely neighbors and despite of its very centralized address, the flat is very quiet.

Inside, the apartment is 70m2, we have a balcony with an incredible view on London's roofs and the most amazing sunsets I've ever seen in a big city. The kitchen and living-room are combined together but it's really huge and very well enlightened. The bathroom, whilst being quite old-fashion, is also quite big and has a bathtub. Now for the room itself, it's a double-room, with a big wardrobe and enough space for a double bed and a big desk and the window gives a view on the Upper Street.

The rent would be approximately £between 1650-1700 per months and it includes all bills (water, gas, electricity, internet and council taxes).

Additional things to know:
- There are two bedrooms, one single (mine) and one double (potentially yours), so just two people to share the place

- I don't think it's really well-fit for a complete WFH person, hybrid with a majority of the time at the office, would work

- Bills (electricity/gas/water) are subject to change, I set the price at the highest we have had the last two months (because we didn't really pay attention) so we don't have bad surprises but it is expected to pay much less and as such, the final rent might be lower depending on the month. So, just keep in mind that the price announced is just at the highest end but will most likely be slightly less (50/70 or even 100 less perhaps)

- My flatmate will take with him many of his furnitures, at the moment I'm not sure at 100% about what's on the list, so you may have to buy a new bed and desk (may not happen, onlu 20% of chance for this to happen) and I'll have to buy a new table and chairs for the living-room, so please don't get attached to the current decoration.

- I will redecorate the place with a very pop-art/vintage vibe!

- Couple might be considered depending on your situation, but rent will be adjusted accordingly (not too much more, around £1800 per month all included)

- No student, preferably professional, sorry!

- I'm not a party-animal, I'm very independent and I'll be working quite a lot, so I intend to keep the place very cozy and quiet, although I'm not against having guests or hosting parties from time to time but definitely not every week

- LGBT+ more than welcome!

- Vegan/Vegetarian more than welcome as well!
