Hello I am Hannah, a live-in landlady and Host. I have been renting out the rooms in my apartment for over two years. I am friendly and social, and love welcoming people to London.

YOUR HOME AWAY FROM HOME:
• This a three bedroom flat. Two of the bedrooms I rent out to guests and the third bedroom is mine: this is my primary home.
• I rent out the guest rooms to lodgers from SpareRoom and also sometimes Airbnb. If I am away from work I may rent out my bedroom to a friend, SpareRoom tenant or Airbnb guest.
• There is a shared large kitchen and bathroom. There is a shower room and separate WC which is shared with the whole flat.
• The living room is private to me when I am home, if I am not home you are welcome to use it.
• Every bedroom is compliant with up to date fire regulations including a smoke alarm and fire extinguisher. Electrical devices in the flat have been PAT tested.
• There is an internal and external lock on each bedroom door for your privacy.

THE LOCATION:
This is a prime SE1 location. You can walk into the West End in 20 minutes, and you are a 3-minute walk from Waterloo and Lambeth North stations. King's College London, the London School of Economics and London South Bank University are all nearby. The surrounding streets are quiet so there's not much noise at night.
THE OPPORTUNITY:
The rent is a flat rate of £1,197 per calendar month. This includes all bills, a professional cleaner fortnightly, and housekeeping expenses such as bin bags, toilet roll and cleaning products. All you need to bring is yourself, your belongings and food. I provide bedsheets and towels. We like to keep the flat CLEAN!
NO DEPOSIT - you will pay the first month's rent in advance to secure your stay.
HOUSE RULES - please read these carefully before writing to me as they will be in your contract:
• Quiet hours are 11pm - 8am
• Shoes off at the door
• Collaboration on day to day household chores required e. g. loading the dishwasher, taking out the bins, washing up, keeping surfaces clean
• No parties, pets or children
• No smoking, vaping or open flames including scented candles
• Day guests: friends are welcome round for socialising although please keep the house informed in advance if you are inviting people round (there is a house WhatsApp group)
• Overnight guests are limited and need to be agreed in advance - in our initial call we'll discuss overnight guests
The apartment is in Council Tax band C, although your rent includes all bills including council tax.
References are required.
