A bright double room in a recently renovated four-bed semi in Loughborough, with all bills included. Available from 1 November.

You'd be living with me, the owner. I'm a cloud engineer and spend part of the week in London, so the house is often quiet.

Bathrooms: you'd share a modern bathroom with me (bath with shower over). There's also a second shower room upstairs, currently being refurbished, and a separate downstairs WC. A regular cleaner looks after the shared areas.

Shared spaces include a large open-plan lounge and dining area with a wood burner, a modern kitchen with breakfast bar, a separate utility room with washer and dryer, and a long garden. Off-road parking available.

The honest bits:
- I have two Akitas. Atlas is older and very relaxed. Shango is still a puppy, so he's bouncy and jumpy with new people at first, then settles once he knows you. They're in kennels when I'm away. You need to be comfortable around large dogs, and you'll meet them both before we agree anything.
- The house is on the market, so this is a lodger arrangement (a licence, not a tenancy) on a rolling month-to-month basis, with notice if it sells. There may be occasional viewings, always arranged in advance.

A second double room will also be available shortly, so this could suit two friends looking together.

Suits a tidy, considerate professional, postgrad or mature student. References and ID required.

£575 a month, all bills included (energy, water, council tax, broadband). Council tax band: C. Deposit £575.
