A comfortable and relaxed place in the lovely and sought after village of Sutton Bonington. It's an ideal place for people looking for a relaxed country lifestyle in a large shared farmhouse. It has a large garden and a supportive landlord who lives nearby. (I live in the adjoining coach house with my dad).
We have 5 double rooms available: 3 on the 1st floor and 2 on the 2nd floor. There are 9 rooms in total, with 4 occupants currently. Two are retired; one post-doc researcher with their 6yo son; and one scaffolder.

Bills are included in the rent and cover:
- Council tax and electricity
- Broadband, the TV license, Netflix, Amazon Prime, and Amazon Music.
- Ground coffee, tea bags, sugar, milk, porridge for breakfast if requested.
- Washing powder, toilet paper, cleaning materials, and bin bags
- Common cooking stuff: cooking oil, salt and pepper, and a large array of herbs and spices
The maximum Local Housing Allowance for this area is £91 per week. If you are on a low income or benefits, this is your maximum entitlement.
Pets are welcome. I will only have well behaved animals. Dogs must be friendly with other dogs and people, and must be carefully introduced to the ones already here. The two here at the moment are small dogs.
The house is a 1908 farmhouse built with great character and set in the village of Sutton Bonington. The cottage has been recently separated from the main house which is managed separately and where I live. The house has a very large kitchen on the ground floor and there is fast WiFi throughout the property. There is off road parking.
Smoking is absolutely not permitted in the house.
The village is home to the out-of-town campus of Nottingham University. There is a free to all shuttle bus from the campus to Nottingham running every ~30 minutes, passing Nottingham Trent Uni and going to University Park and QMC. The village also has a sports centre, a post office, two local pubs, a newsagents/off-licence, and a GP practice all within a short walk. Loughborough Rowing Club is only a mile away. But if you want nightlife, this is probably not the place for you - even though the pubs do stay open very late if you are in them.
The 66 bus service runs from the University Campus to Loughborough with a stop close to the house. It starts at 0730 and runs approximately hourly. The last bus returns from Loughborough at about 1750.
There are three washing machines. I use the washing line for drying, but there is a tumble dryer.
My usual minimum agreement is three months with no real maximum. Many lodgers have come for a few months and stayed many years. For short lets, I charge an additional 25%. My dad looks after two people in the main house who are in need of some care
I've added some floor plans and a couple of photos, but will take and add some up to date ones very soon. We have done some refurbishment work recently.
