Hi, I am looking for a nice lady for the below bedroom:

A large double room around 16㎡ with en-suite on the entire second floor of the house, available from 1st September 2026.

It is spacious and has a decent bathroom with a walking shower. There is a super king-size bed, a wardrobe, two tables, and a chair in the room. There are skylights both in the bathroom and at the doorway.

The rent is £700/month with the following bills included: energy, water, council tax, ground rent and service charge. Internet and TV licence are not included, and lodgers can use their mobile phone hotspots as network connections. A deposit equivalent to one month rent is also required.

It takes less than 10 minutes by car and 15 minutes by tram to the city centre. This room is in a 3-storey, 3-toilet, 4-bedroom house with a minimalist style and comfortable living environment. Lodgers can share the living room and well-equipped kitchen on the ground floor. There is a private parking space outside the garden for the lodgers to use for free. There are bus stops and a tram station (Newton Heath & Moston) at the doorstep. Supermarkets, post office, McDonald's, and takeaway shops are also nearby, within a few minutes of walking distance. Overall, it is super convenient and safe for living.

In addition, I keep no more than 2 lodgers in the house at the same time. And as a landlord myself, most of the time I will not be at home and may come back once in a while for holidays (mostly in July & August) and will use the other 2 smaller rooms on the first floor of the house. Also I mainly use the ground floor toilet, except taking shower in the shared bathroom.

Lodger requirement: professionals or mature students who implement simple, clean, tidy, quiet and energy-saving living styles are preferable. Females preferred.
