Semi-detached 4 bedroom 2 floor house with front garden and a hedge separating it from the pavement. There is an open porch and double lock door which automatically locks when fully closed.
Easy access to a spacious, grassy garden with a large shed for storage, a fire pit, and a clothes line.
2 bathrooms; the upstairs one has an electric shower and a bath tub.
An open plan downstairs living room and kitchen area which has an oven, 4 induction hobs, a washing machine, a clothes dryer, and fridge/ freezer.
There are 4 bedrooms; two upstairs and two downstairs.
Spare room (not rented) upstairs with a single bed which we use for guests.

Leafy, green residential area right next to the Fallowfield Loop, allotments, and near to Platt Fields/ Old Moat park. 10 minute walk to Withington Library and Withington High street. Big Sainsbury's 5-10 mins walk away.

Right next to Fallowfield Loop and Wilmslow Road cycle lanes.
5 mins walk to Wilmslow/ Granville Rd bus stop, 5 mins walk to Wilbraham Rd bus stop, 5-10 mins walk to Yew Tree Rd bus stop, 5-10 mins walk to Mauldeth Rd bus stop.
25 mins walk/ 5-10 cycle to Burton Rd tram stop.
25 mins walk/ 5-10 cycle to Mauldeth Rd train station.
Lots of parking space on our road; wide pavements.
About the tenants:
All young professionals aged 24; 2 women (she/her), and 1 man (he/him). We don’t go out out often, but we like being sociable. We much prefer a pub to a club, for example. We’re looking for a friendly and clean (pls no swamp monsters) tenant to join us of a similar age. Postgrad students welcome.
Legal/ monetary shtuff:
Rent is £525 each per month. The property is council tax band C (£42.82 each per month; if you’re a postgrad student we would seek a 25% discount and you wouldn’t pay this). Bills are based on usage; this has averaged to £20-25 each per month for water, and £30-35 each per month for gas/electric. Wifi is fixed at £9 a month.
