Hi! I’m Shaz and I am a live-out landlord of this homely 2bed/2bath new-build 6th floor flat on the border between Ancoats & New Islington. I have lived in the flat myself between 2022 and 2023 and have never really encountered any issues but I have since moved to London for work.

The other room is being rented by a lovely tenant called Sana.

Electricity has been extremely variable this year but usually between £38.60 & £97.60/month for the whole property
Council tax band B - £1532/year ie £128/month (ie £64 per person)
Hyperoptic Internet: £26 (ie £13 per person)
Water: £40 (ie £20 per person)

Deposit is £845 ie 5 weeks rent.

On-site secure parking available at extra cost & depending on availability in the building , however there is free on-street parking across the flat (Great Street).

Everything is provided for in the flat: it is fully furnished: sofa, bed, kitchen utensils & appliances, TV etc. Both rooms are double-bed & have their own bathroom - the bedroom available for rent is a master bedroom with en-suite.
The other double bedroom has a bathroom directly opposite.
