I have a large double room in a decent, if not great, large 2-bedroom flat in a quiet area (Hulme, Stretford Road, near Rolls Cres) to let. The flat is bright (🪟) and shining (🌞) and is fully furnished (🛋️) and equipped with almost everything. It has two bedrooms and two bathrooms (🛁)!, and located on the second floor and has great views from three sides. It is about a 15-minute walking distance from the University of Manchester. The flat is truly nice, so that, in the last 5 years, the first person who viewed the flat/room has always decided to take the room. I also consider myself a flatmate rather than a landlord, and my aim is to just share the cost rather than earn profit.

🛌Your room: A large room with a double bed, wardrobe, desk and chair, as well as a large window with a great view. The room is bright and spacious. You have your private family-size bathroom as well!

🏠Living room and kitchen: They are clean and shining. There is a very large floor-to-ceiling window and a balcony! There is another large window next to the dining table. The view has an eternal perspective toward the city center towers and parks. The kitchen is perfectly equipped. The heating system is a radiator working with a nice combi boiler (gas). Two bathrooms are comfortable, large, and clean.

🛣️ Location: 10-20 minutes to universities, shopping centers, and the city center. It's only 10 minutes walking to the MMU Brook building. 10 minutes to ASDA. 17 minutes walking to AMBS and 18 minutes walking to the University of Manchester and MMU, Oxford Road. Also, by taking buses 250, 251, 85, and 86, you can go to the city center, Piccadilly Garden, within 15 minutes.

💰Rent: The rent is £650 to £675 based on the duration of the contract and your status. I can let the room from now for a minimum of 4-5 months. I prefer a longer contract, say one year, but I am flexible on contract duration.

💡Bills: Hyperoptic broadband is free for you. Gas and electricity will be around £30 per person per month during spring and summer and about £50 during winter. The water bill comes every six months (it would be approximately £30 per month per person).

👨‍🎓About me: I am no longer a student since I defended my PhD viva in 2022, and now I am a lecturer of finance at the University of Manchester for almost 5 years (You can search my name, Mohammad Dehghani, University of Manchester, on Google, and you will find my page and email address, mohammad. dehghani, on the University of Manchester portal). Given my academic work, I prefer to let the room to graduate students, lecturers, or professionals.

💲Council tax: I should pay council tax, which is about £120 per month (band B). If you are a student, you do not need to pay anything. But if you are a professional, then you have to pay half of it (£60 per month).
