Large double room for rent in Friern Barnet/Colney Hatch

The house is located at the bottom of a tree lined avenue and you would be sharing the ground floor of the house with just one other person (me) - The room comes with a double bed, desk, wardrobe and fridge with a small freezer - it also has huge double doors leading out to a covered porch in the back garden. Nobody uses the garden and i only ever use the porch to hang out washing which i also have access to from the kitchen.

You’ll be sharing the ground floor with me, I’m a 28 year old student from Scotland doing an extended degree in psychology. There is no living room and although the kitchen is shared i literally cannot cook and normally eat on the go so the most i use the kitchen for is the kettle, toaster or microwave - and of course the washing machine. There’s also a small shower room/toilet that just the two of us would share.

I spend most of my time right now either at uni or the library, but as its exam/assesment season I’m studying from home a lot right now too. I’m pretty chill to live with and when i am home i normally have my headphones in studying away - after exams i will be going back to work full time over the summer and the only thing to note would be that i do work in hospitality and can be a bit of a night owl, i normally go to the gym after work and if I’m not working that night I’ll still head there around midnight and not come home until 2/3am some nights so i would prefer someone who isn’t bothered by things like that - I’m always quiet when i do come and go at odd hours.

I’ve lived here since September and initially moved in temporarily whilst i looked for somewhere else but ended up staying. Future flatmate doesn’t have to be LGBTQ+ but at the very least will need to be LGBT friendly as i don’t want to be hate-crimed in my sleep haha.
I would prefer to share the place with someone else of similar age who is a student/hospitality worker that i would get along well with but working/sleeping patterns aren’t a deal breaker for me if they’re not a deal breaker for you :) mostly just looking for someone who’s chill and respectful of shared spaces!

The house is located a 5 mins away from the Tesco Superstore which is open until midnight, and at the top of the street is another smaller Tesco, a co-op and a few other things like bars, restaurants, nail salons and barbers/hairdressers.
North Finchley is a 20 minute walk away, good stores like Poundland, Savers, bunch of really good charity shops etc, as well as the PureGym which is the one i go to!

Transport links are a 43/134 from practically right outside the house, but my university is on the Piccadilly line so i normally just walk along to Arnos Grove and catch the tube from there - takes me around 15/20 minutes to walk but there are also 3 or 4 busses from the top of the street which can get me to Arnos Grove in 5 minutes if I’m running late!
The busses you can get from the top of the street are 382, SL1, 232 and 221!
There is also parking on the street for anyone who drives.

Landlord lives abroad but his daughter (born and raised Londoner) lives in a self contained flat upstairs and takes care of issues/repairs on his behalf, she’s in her mid-20’s and although i don’t see her often we always have a good laugh and catch up when we bump into each other as she has to pass through our entry to get to her own flat, if i ever need anything i just give her a text and she sorts it immediately so I haven’t actually had to deal with the landlord in the time I’ve been here.

The room is available immediately and has been deep cleaned ready for move-in.
All bills such as gas/electric/water/council tax/broadband are included in the monthly rent price. The only thing not included is a TV Licence - both me and the landlords daughter just use Netflix/prime/disney+ on our laptops or iPads so if a TV licence is required it would be your responsibility to pay.
£750 rent per month and £750 deposit, all paid to the landlord via bank transfer but if you prefer to pay in cash the landlords daughter is happy to deposit it into her account and send it to her dad (i paid that way for the first few months)

Very flexible with viewings - can be done by either me or the landlords daughter and one of us is always around so timings aren’t an issue!
