Hi Everyone, I am a lecturer and I am looking to rent out my spare room to a professional/student. The flat is located in the Merchiston area of Edinburgh and is in a quiet development only a 2 minute walk away from the Union canal footpath.

The room is furnished with a single bed, wardrobe and desk with a window facing out into the garden.

There is private parking within the development but is also well situated for local buses (10,27,38,45).

Although the flat would suit a mature student or lecturer based at Napier’s Merchiston Campus, which is only a 10 minute walk, other locations are easily accessible.

20 minute bus ride to Edinburgh University (No. 27).
20 minute bus ride to Princes Street (No. 10).
30 minute bus ride to Royal Infirmary (No. 38).
