My name is Amelia and I am looking for a flatmate to join me in a gorgeous grade 2 listed building flatshare. I am looking for a female flat mate (please do not message me if you are not female)

About me:
I am 28 years old and am a private tutor for autistic children. I occasionally work from home but mostly work outside of home. I enjoy cooking, socialising with friends, hosting dinner parties and going on bike rides. I am looking for someone clean and respectful to live with me. My job can be hectic and I enjoy a nice home to return to.

About the house:
This is a flat within a house. It has two bedrooms (there is a 3rd but it's not available to rent). It has a bathroom with a bath (!) and a MASSIVE living room. Big bay windows, loads of space for activities. The room itself comes with a king-sized bed and wardrobe. There is a small chest of drawers I have put in the living room that can be put into the room too. The landlord said he could also provide a fold-out desk. The living room has a massive sofa bed that's brand new, so great for having friends over to stay!

This flat is in a great location on a very friendly road. It is extremely quiet and tranquil (you can very occasionally hear the train from New X Gate going by, but no cause for concern). There is space in the garden if you wish to store a bike/s out there. He can give access to a security camera if you request it! The flat is about a 5-minute walk to New Cross Gate station (depending on how much of a hurry you're in), providing ample travel links, and taking you to London Bridge in under 10 minutes. Telegraph Hill Park is only a 10-minute walk away! If you enjoy watching the sunset from a beautiful height, this is the place for you.

The room is available now! The lease is until August but there is potential to extend it. The room itself is staggered below my room, so there is lot's of privacy.

Cost and Availability:
The rent is £1100 and no deposit (you heard that right). The exact amount that bills will be I am unsure of (I've just moved in), but the wifi is only £7 each. The water and energy are pay as you use, so it will be less in the summer when we don't have the heating on. Council tax band C (£1,566.13 per year)
