A lovely, bright and spacious double bedroom will be available from the last week of November 2026 in our peaceful, welcoming and beautifully maintained home in New Malden, close to Kingston upon Thames.

We are looking for a friendly, responsible and considerate female professional who would enjoy living in a comfortable, clean and relaxed household.

We are offering two flexible rental options:

* £850 PCM – Monday to Sunday (7 nights per week).
* £650 PCM – Monday to Thursday (4 nights per week, leaving Friday morning).

Both options include household bills and Wi-Fi.

The room is strictly for single occupancy.

THE BEDROOM

The bedroom is bright, spacious and thoughtfully furnished, offering:

* Generous fitted wardrobes with plenty of storage.
* Television.
* Chest of drawers.
* Attractive wood-effect flooring.
* Large window providing plenty of natural light.
* A brand-new double bed and brand-new mattress, both currently on order and expected to arrive during the last week of November.

The current photographs show the room before the new bed and mattress have been installed. Updated photographs will be added once everything is ready.

OUR HOME

We are a small household of three working professionals, aged between 27 to 47, who value a peaceful, comfortable and well-maintained home.

Our household is friendly and relaxed. We enjoy an occasional chat while respecting everyone’s privacy, independence and personal space.

We all lead busy lives and appreciate having a quiet environment where we can unwind after work.

There are no children or pets in the household.

We are hoping to welcome someone who shares our appreciation for cleanliness, consideration and a comfortable living environment.

SHARED FACILITIES

Our home offers:

* A large, comfortable shower room, shared with only two other adults (one female and one male).
* A well-maintained shared kitchen.
* A comfortable sitting room.
* A lovely garden, ideal for relaxing during warmer months.
* Suitable kitchen and fridge/freezer storage.
* Wi-Fi included.

The communal areas are thoroughly deep-cleaned on a regular basis and maintained to a high standard.

We simply ask everyone to be tidy, considerate and mindful when using shared facilities, cleaning up after themselves and leaving communal areas pleasant for the next person.

We believe a clean, organised and welcoming home makes everyday living more enjoyable for everyone.

EXCELLENT LOCATION & TRANSPORT CONNECTIONS

Our home is situated in a pleasant residential neighbourhood near The Triangle, New Malden, offering convenient access to Kingston, Wimbledon and central London.

Approximate journey times:

* Kingston Hospital: Around 15 minutes’ walk or a short journey on the 213 bus.
* Norbiton Station: Approximately 13–15 minutes’ walk.
* New Malden Station: Approximately 13–15 minutes’ walk.
* The Triangle: Just a few minutes’ walk.
* New Malden town centre: Approximately 15–20 minutes’ walk.
* Wimbledon: Easily accessible by train or bus.
* London Waterloo: Direct train connections from New Malden Station.

A PEACEFUL AND RESPECTFUL HOME

Our home is primarily a place to relax and recharge after a busy working day.

We appreciate a friendly atmosphere while respecting everyone’s routines, privacy and sleeping hours, particularly as some household members have early starts and work long hours.

To maintain a comfortable environment for everyone:

* Shared areas should be left clean and tidy after use.
* We kindly ask everyone to be mindful of heating, electricity and water consumption, as all bills are included.
* Laundry is arranged at mutually convenient, energy-efficient times, using eco-friendly programmes whenever practical.
* During warmer months, we prefer drying clothes outside when the weather permits.
* No parties, loud gatherings or barbecues.
* No smoking or vaping inside the property.
* No pets.

Overnight guests: Occasional visits from a partner or relatives are welcome by prior agreement, up to a combined maximum of two nights per week, within the agreed rental days.

The room remains strictly for one permanent occupant.

PARKING

There is no allocated or guaranteed private parking space.

However, on-street parking can be found nearby, subject to availability and local parking restrictions.

FEMALE LODGER – STRICTLY SINGLE OCCUPANCY

We are looking for one female professional. The room is strictly for one person only and is not suitable for couples or two people sharing.

WORKPLACE-BASED PROFESSIONALS

We are specifically looking for someone who works outside the home during their working days.

Regular working from home, including hybrid or remote working from the property, would not be suitable for our household.

We value a peaceful and restful home environment rather than a home-office setting.

Our priority is finding a reliable, respectful and considerate housemate who appreciates a well-maintained home.

RENT & AVAILABILITY

OPTION 1 – FULL-TIME ACCOMMODATION

£850 per calendar month, bills and Wi-Fi included.

Monday to Sunday, seven nights per week.

Ideal for someone looking for a comfortable home on a full-time basis.

OPTION 2 – WEEKDAY ACCOMMODATION

£650 per calendar month, bills and Wi-Fi included.

Monday to Thursday nights, departing on Friday morning.

Ideal for a professional who works in London during the week and returns to their main home for the weekend.

Both options:

* Available from the last week of November 2026.
* Female professional preferred.
* Strictly single occupancy.
* Workplace-based working arrangements.
* A respectful and considerate approach to shared living.
* Long-term arrangements preferred.

VIEWINGS

Viewings can be arranged on Wednesdays or at weekends, by prior agreement.
