*You’re welcome to leave your things in your room over the weekend.

* Medium double room (approximately 3.5mx3.5m) in terraced house in North London.
* Furnished with double bed, fitted wardrobe, freestanding wardrobe, bedside tables and chair.
* Double glazed window with shutters
The House:
* 3 bed Edwardian Terrace in North London.
* The house has a kitchen, utility/downstairs loo, dining room/office, snug, bathroom and 2 bedrooms.
* You’ll have access to all rooms except my bedroom, office and guest bedroom/sewing room.
* There is a south facing garden and patio which is nice in the summer!
The Area:
* The overground and tube are about 7 mins walk away. Bowes Park can take you to Kings Cross in about 15 mins, and Bounds Green is on the Piccadilly Line so you can be in central London (Leicester Sq in about 25 mins).
* A nice safe up and coming area with good neighbourly spirit! Good local amenities including about 3 nice cafes in walking distance, monthly farmers market. Walking distance of Ally Pally, Muswell Hill, Crouch End and so many green spaces!
Bills/Rent & Availability:
* Rent is £675, £950 total including all bills, household cleaning products/loo roll and a fortnightly cleaner.
* Bills include a share of: Council Tax (£180), Gas/Electric (£200), Water (£40), Virgin Fibre 1Gbps Internet (£30), TV license (£13), cleaner (£90)
* The room is available from 30 Sept ‘26 and a deposit of 5 weeks rent alongside ID and references is required. Your tenancy would be a lodgers agreement for Monday-Friday only.
2) YOUR CURRENT HOUSEMATE:
You will be sharing the flat with me (Katy). I am 36, single and I've been living in the house since 2021. I've lived in North London for 12 years. I work from home 4 days a week as a researcher. When I'm not at work, I tend to spend my time either relaxing at home with my dog (she’s currently up north with my folks but is hopefully coming back to London soon!), going for coffee and walks with friends, or exploring new independent markets etc. I love to ski, and I also enjoy wild swimming and yoga. I’d describe myself as a sociable introvert, so someone who appreciates the need for quiet time to recharge is appreciated!
3) FUTURE HOUSEMATE (YOU):
I'm looking for a likeminded working professional, who is friendly & considerate. I'd like you to treat this house as your home, and I'd like to have a housemate I eventually can consider a friend and occasionally hang out with over a glass of wine or Netflix show. Alone time is important to me, so someone who can appreciate striking a balance between socialising and relaxing is important too!
Keeping a clean, and calm home is a priority for me, and I'm looking for someone who also values this, and keeps the house tidy without prompting. I'd much rather enjoy spending time getting to know my new flatmate - than just talking about the bins/cleaning!
*There is no smoking or drugs in the house.
