Your room has a work station with desk light, it has 2 x double 3 pin sockets with usb & usbc sockets too (you could run 8 devices at once without the need for any type of adapter!) Your room is next door to the family bathroom shared with Mum/Nan only.

We have a brand new high pressure water system and the hot water never runs out.

Your room has ample clothes storage. We have a garage for extra storage.

Sussex and Brighton Universities are easily reached by train that leaves every 30 minutes, 7 days a week from Newhaven Town Station and arrives at Falmer (Uni) Station in around 20 minutes. Brighton in 30 minutes, Lewes in 10 minutes, Eastbourne in 45 minutes, Gatwick Airport in 45 minutes, London Bridge in 60 minutes, London Victoria in 70 minutes. You also have Newhaven Ferry Port that serves Dieppe, France. Foot passenger price is just £25 each way!
Your rate is on a Room Only basis, you have access to the kitchen, where you will find all the usual gadgets including a Nespresso Virtuo, Air Fryer and Dishwasher. We have 2 fridge freezers, one large American style and one built-in.

Your rate includes all bills, wi-fi & access to the washing machine and tumble dryer.

The living room (empty usually) has Sky Satellite TV inc. Sports & Cinema.

The house has gas central heating with a radiator in your room. The house also has top of the range colonial style shutters that keep rooms cool in summer and warm in winter.


Would suit a student or professional.
The only rule is absolute quiet “within your room” from 22:30hrs to 07:30hrs, as your room is above my 79 year old Mother.

You can work, study, relax, watch tv in the living room/dining room as late as you like, as long as you are quiet when retiring to bed.
