## 🛏️ The Room

The room has been newly decorated, with new flooring and carefully chosen furniture to create a comfortable, practical and welcoming space.

It includes:

- 🌿 Overhead shelf for plants and personal touches

The room is thoughtfully arranged, so the furniture and layout need to remain as provided. Thank you for understanding.

The room will be presented exceptionally clean, and I ask that it is looked after and returned in a similarly clean condition.

**Bedding:** A waterproof mattress protector is provided and must remain in place. Please use bedsheets at all times to protect the mattress. You'll need to bring your own duvet, duvet cover, pillows, pillowcases and any blankets. The waterproof protector should be washed and returned at the end of your stay.

The flat is on the fourth floor, with lift access and a secure entrance.

The kitchen has a large fridge/freezer, cooker, hob, oven, toaster, kettle and a brand-new washing machine.

### 🍽️ Your Own Kitchen Space

You'll have dedicated space for your belongings, including:
- One freezer drawer
- Two fridge shelves
- One kitchen cupboard
- A basic personal kitchen set, including cutlery, plates, saucepan, frying pan, chopping board, grater, food container and glass oven dish

The kitchen setup is designed to work best for someone who enjoys a **minimalist, uncluttered lifestyle** and doesn't need lots of storage or kitchen equipment.

## ✨ Clean, Calm & Easy to Maintain

Cleanliness is particularly important in this home, and I take pride in keeping the shared spaces fresh, hygienic and organised.

The kitchen and bathroom are kept clear and uncluttered, making them easier for everyone to use and maintain. We clean as we go, wipe down surfaces after use and leave shared spaces ready for the next person.

A professional deep clean of the communal areas takes place once a month. This does not include the bedroom.

Bathroom cleaning products and general disinfectant are provided and included in the rent.

You'll need to provide your own:
- Washing-up liquid, sponges and kitchen cloths
- Laundry detergent
- Toilet paper
- Small bin bags for the kitchen and bedroom bins
- Bath, hand and floor towels
- Personal bedding

There is a small 1-litre kitchen bin, which is changed daily to help keep the kitchen fresh and hygienic. Whoever uses it can change it as needed, using the appropriate small bin bags. Please don't allow it to overflow.

A small waterproof toiletries basket is also provided. As the bathroom is kept clear, you can bring your toiletries in when needed and return the basket to your room afterwards, along with your toilet paper.

## 💻 Working From Home

I work from home as a psychotherapist, seeing clients online, so a calm and quiet environment is important. Clients do not visit the property.

Part-time working from home is absolutely fine, provided the home remains peaceful and respectful. Unfortunately, the room isn't suitable for someone who works from home full-time.

## 🐶 Our Little Housemate

We have a lovely, tiny Yorkshire Terrier who is very clean and well behaved. She's hypoallergenic and doesn't shed.

I'm fully responsible for her care, but it's important that you genuinely enjoy being around dogs and feel comfortable sharing your home with her.

She's not allowed on the bed, but she's always happy to receive cuddles and belly rubs. She'll probably become your little bestie! 🤗

The flat has a secure entrance, with three secure doors between the building entrance and the flat/room access, as well as an internal lock on the bedroom door. The neighbours are friendly, and the area is well established.

The rent reflects the furnished, newly decorated room, included bills, convenient location, secure property and the care taken to maintain a clean and comfortable home.

As in any household, occasional issues with utilities or appliances can happen. I'll do my best to arrange repairs promptly. Temporary interruptions do not entitle residents to rent reductions, refunds or reimbursements. If you depend on the internet for work, please have a backup option available in case of a temporary Wi-Fi disruption.

## 📋 Deposit & References

References are required.

Depending on the agreed length and terms of the stay, the deposit will be equivalent to one or two months' rent.

The deposit will be handled in accordance with the applicable requirements and the agreed terms of the stay, including any relevant arrangements concerning damage or early departure.
