The house is very close to Hyde Park, within walking distance of Paddington, Edgware Road, and Marble Arch station. It is situated in a quiet and peaceful neighbourhood in Zone 1 W2 Hyde Park Estate. The property is bright and spacious, with a total of 4.5 bathrooms. It features a separate lounge and kitchen; we are currently adding a second kitchen, awaiting the builders. There is plenty of communal space for socialising, making it suitable for a group of friends or like-minded young professionals. Weekly cleaning services are provided for the communal areas.
Photos were taken before decoration; the house now appears newer than in the paint, a new roof, and new doors.
Rent is charged per room, with bills for gas, electricity, water, and council tax included. The rates are:
- Single, third-floor, 80 sq ft, at £1100.
Young professionals, students, and NHS workers are welcome. You can walk to the Imperial St Mary campus within minutes. Discounts are available for NHS workers and key workers, including teachers, police officers, and firefighters.
This is for single occupancy only - no couples under any circumstances. Please refrain from agency enquiries. EPC rating is D, and it falls under Council Tax Band G.
We are an NRLA-registered landlord with over ten years of experience. We have long-term contacts with plumbers and electricians to resolve issues promptly, often on the same day if schedules allow.
Payments are accepted only via bank transfer. We operate legally as the ultimate owners of the property, and a formal contract is required. We strongly recommend that you view the property before signing any agreement. The deposit will be protected in a deposit protection scheme.
FAQ:
- Q: Can I rent it without viewing?
A: No. You must view it in person first. It’s unwise to pay a significant amount of money without viewing a property in London. Always view in person before transferring any funds.
- Q: Can I take the whole house and do rent-to-rent?
A: Absolutely not!
- Q: Who will live there?
A: Young professionals in their 20s.
- Q: We are a couple; can we share a room?
A: No, you cannot. Rooms are for single occupancy only. The council restricts us to one person per room.
- Q: Can I rent the whole house and use the lounge?
A: No. The lounge is a communal space; the ground floor covers over 500 sq ft.
- Q: How much discount can I get?
A: It depends on your income and occupation.
- Q: Do you offer video viewings or send additional videos?
A: No. For your own safety, in-person viewings are preferred, and you should meet existing housemates. It’s important to see the property yourself.
