Hi there! I am a live-out landlord and I have a new house in Ashton-under-Lyne. I am looking for a friendly, respectful and clean young professional/ student lodger to fill an Ensuite Room at the loft starting from 24th May.

The room is available from the *24th May* the earliest.
Monthly rent: £530 (excluding energy bills)
Short-Term (minimum of 3 months) and Long-Term are welcome.

Please note:
*This room is for ONE person only. Not for couple or family*
*Council Tax is included. Energy Bills are NOT included.**
*Energy Bills (Water, Gas, Electricity) are charged based on actual consumption of residing Lodger(s). If there are two Lodgers in the house, monthly energy bills are equally shared between the two Lodgers.*

About my house:
My house is located in Ashton-under-Lyne. All facilities are brand new and my place is well furnished that comes with comprehensive furniture and equipment . In my lounge there is a smart TV, a speedy WIFI, a modern bar table for dinning, a sofa, and a large built-in kitchen unit with oven and fridge where you can enjoy cooking freely.

There are 2 rooms for rent in the house. The loft bedroom comes with Ensuite bathroom and is furnished with a small double bed and wardrobe. You will have your own bathroom with shower facilities. Besides, the house comes with a functional water boiler, room heating panels and floor-heating at the lounge area. The room on 1/F is currently occupied by a young and friendly male lodger.

In terms of security, my house is equipped with security grille at the backyard and a functional monitoring security alarm, so you can stay at home at ease without safety concern.

About my area:
My house situates in Ashton-under-Lyne and the neighborhood is quiet at night. The location is extremely convenient where you can access to a wide range of amenities and shopping parks with a very short walking distance:

IKEA & ALDI (1 min walk)
GYM/ Pet Clinic (3 mins walk)
Sainsbury & M&S (5 mins walk)
LIDL & Asda (5 mins walk)
Ashton shopping center ( 7 mins walk)

Besides, it is only 2 mins walk to bus and tram station, with frequent buses (216, 219) taking around 35 - 40 mins to commute to Piccadilly Garden.
