**Additional Information & Pre-Tenancy Notice**
**Holding Deposits**
- HMO rooms: £80 per room
- Single let properties: £150
- Corporate company lets: £200, subject to separately agreed company-let terms
Where the Tenant Fees Act 2019 applies, the holding deposit will not exceed one week’s rent. If the stated amount exceeds this limit, a lower amount will apply.
A holding deposit reserves the property while the application is processed. If the tenancy proceeds, it will be credited towards the first month’s rent with the payer’s consent.
**Holding Deposit Terms – Tenant Fees Act 2019**
For applications covered by the Act, the usual deadline for entering into the tenancy agreement is 15 days after receipt of the holding deposit, unless a different deadline is agreed in writing.
The holding deposit may only be retained where legally permitted, including where:
- The applicant provides materially false or misleading information that affects their suitability for the tenancy.
- The applicant does not have the Right to Rent and the statutory conditions for retention are satisfied.
- The applicant withdraws from the proposed tenancy, subject to the statutory exceptions.
- The applicant fails to take reasonable steps to enter into the tenancy agreement by the agreed deadline, despite the landlord or agent taking reasonable steps to proceed.
Failing referencing or being unable to provide a suitable guarantor does not, by itself, justify retaining a holding deposit.
If the landlord or Letting Complete Ltd decides not to proceed, the holding deposit will normally be refunded unless a lawful ground for retention applies. Refunds and any written explanation of retention will be provided within the applicable statutory timescales.
**Tenancy Terms – Renters’ Rights Act 2025**
The Renters’ Rights Act 2025 applies to qualifying assured residential tenancies in England, including qualifying HMO room tenancies and single lets.
From 1 May 2026, these tenancies operate as assured periodic tenancies, rather than fixed-term agreements. A compulsory minimum term of six or twelve months will therefore not apply. Tenants can generally end their tenancy by giving two months’ written notice in accordance with the statutory requirements, unless a shorter period is agreed in writing.
Corporate company lets are generally outside the assured tenancy regime. Our standard proposed company-let term is three years, subject to the individual agreement and any agreed break provisions.
**Client Money Protection**
Letting Complete Ltd is a member of a government-approved Client Money Protection scheme.
**Tenancy Deposit Protection**
Where statutory deposit protection requirements apply, tenancy deposits are protected with the Deposit Protection Service (DPS), and the required prescribed information is provided.
DPS membership number: 1577427.
**Optional Deposit Alternative – Reposit**
An optional deposit alternative may be available through Reposit, subject to eligibility and the landlord’s agreement.
This involves a non-refundable fee instead of a traditional refundable tenancy deposit. The current fee, any additional charges and full product terms will be provided before you choose this option.
Reposit does not remove the tenant’s responsibility for unpaid rent, damage or other sums properly due under the tenancy. Applicants may choose a traditional refundable deposit instead.
**Referencing & Right to Rent Checks**
Applications are subject to referencing, identity verification and applicable Right to Rent checks before the tenancy begins.
Applicants using the Home Office online Right to Rent service must provide a valid Right to Rent share code and their date of birth. Other acceptable checking methods will be used where appropriate. Where follow-up checks are legally required, updated evidence or a fresh share code must be supplied when requested.
**Marketing & Furnishing Notice**
Photographs may show rooms dressed or digitally staged for marketing purposes. Bedding, duvets, pillows, decorative cushions, throws and other accessories shown may not be included.
The listing and agreed inventory will confirm the furniture and items supplied with the tenancy. Optional dress packs may be available to purchase separately; purchasing a pack is not a condition of renting the property.
**Rent & Utilities**
Advertised rents exclude utilities unless the listing expressly states otherwise. Any included bills, exclusions or fair usage terms will be explained before the tenancy is agreed.
All applications remain subject to the relevant checks, agreement and applicable law. Nothing in this notice limits an applicant’s or tenant’s statutory rights.
