About the flat: It’s a bright 4th-floor apartment with a big balcony and plenty of natural light throughout the day. Essential appliances (washer/dryer, dishwasher, fridge, oven, etc.) are included. The flat originally came unfurnished, but we have furnished it ourselves over the last couple of years. Everything you see in living-room photos will stay (except the TV, which I might take). So, you won't need to bring living-room furniture. You’re of course very welcome to bring your own bits too and I’m sure they’ll find a place in your new home! The bedroom will come fully furnished if you opt for the short term let. In case you opt for the long term let, I have a double bed-frame, mattress and chest of drawers that I'm happy to sell for £50.
Your potential flatmate: You’d be sharing with a close friend of mine who’s genuinely one of the easiest people to live with. He’s easy-going, tidy, and considerate about shared spaces. He's a professional who works in a hybrid setup. He’s friendly & social, always up for a run or gym sessions, drinks, gigs, theatre, movie nights, cooking together, or the occasional board game. But he also values downtime and personal space. The ideal vibe for him is a friendly, relaxed home where everyone feels comfortable. He’s into fitness (HIIT, yoga, tennis, squash, hiking), photography, art, cooking, exploring London, and he’s always up for trying something new. And yes, his cooking (especially Indian food) deserves a mention!
Neighbourhood: The flat is close to Westfield mall, with loads of great cafes, restaurants and bars in East Village and Hackney Wick. Several grocery options within a 5-mins walk (Sainsbury’s, Nisa, Doufu), and larger stores (Waitrose and M&S) in Westfield. It’s also next to the Queen Elizabeth Olympic Park with plenty of greenery, walking/running trails, and great sports facilities/gyms.

• Stratford International (DLR and High-speed rail): 5-7 mins walk
• Stratford (Jubilee, Central, Elizabeth, DLR, Overground, National Rail): 10-15 min walk

Council tax (Band D): ~£156 per month for the entire flat. Other bills are typically £200-£240 total per month. When split between two people, this works out at ~£78 pp for council tax and ~£100–£120 pp for other bills. For couples, per-person bills are likely to be slightly lower as costs don’t scale linearly with an extra person.
About the landlord: Private landlord who is friendly and responsive. Very prompt in helping out if there are any maintenance issues. We have never had any issues with him in the 2 years that we have lived here..
