Excludes gas and electricity : split 3-ways monthly (as an example, May cost £18 each, December cost £35 each)

Fully furbished; double beds, built in storage. Desk and chair can be provided if wanted. Larger bedroom has ethernet cable

Kitchen fully equipped: large fridge-freezer, range cooker, new dishwasher, new washine machine, air fryer, coffee maker, microwave, kettle

Living Room: Apple TV, DVD player, sofa, dining table, very small balcony (used mostly for drying clothes)

Bathroom: large shower and sink

Separate toilet room

Would suit someone of a calm but social disposition. Post-graduate student or someone working full-time would be ideal. Non-smoker. No drugs. Pets maybe, would need to be discussed

Viewings from the 19th of July. Move in late July or early August

No minumum term, though a short let would attract an extra charge to pay for cost of readvertising. Both previous lodgers stayed for more than 7 years, so open to someone looking for something more secure. As long there is a good vibe, I have no issue with indefinitely renewing contract and I have no intention of selling in the long term
