Hello! My name is Beth (he/she), although in the house I go by Larry. I'm looking for someone to fill my room in our queer Upton Park house share as I'll be moving out in February.

The house is 5 bed 2 bath and the current housemates are a mixture of full-time workers, part-time workers, and actors/performers aged mid 20s to early 30s. While we all value our alone time, we also enjoy hanging out together, sampling exquisite trash TV and crafts to really get our grandpa on.

Full disclosure: the house is currently up for sale by the agency. It's been on the market since the middle of last year and hasn't sold yet, so we've been living here as normal. Also, there is a three-month break clause in the contract, so even if the house is sold or everyone decides to move, there is a little more time than the usual one month to get things together.

There's also a couple of housemates with various food sensitivities, the main one being fish, although provided they're out of the kitchen at the time this won't stop you cooking whatever you like. Smoking and vaping isn't permitted inside, but is fine in the garden.

Some practical info:

- Rent is £720 per month and bills come to around £80 per month currently.
- Deposit is £915, and will replace my own deposit paid under the DPS.
- Unfortunately the room requires someone earning £27,720 per year or a guarantor for reference checks - sorry about this, it's the agency's request, not ours. However, PIP, LHA and student loans all count towards this amount, so if you're receiving any of these, they can absolutely be factored in.
- The council tax band is D, but we are eligible for lower council tax.
- The house is a ten-minute walk from Upton Park tube station and around ten minutes as well to the nearest bus stop towards Stratford.
- The room is on the first floor with stairs and no lift. There are ramps on the steps of the downstairs, and as it's a whole house arrangement, there is no entry phone system. There's a downstairs shower with grab rail and toilet, and a bathroom upstairs with a full tub and shower.
- The furniture staying in the room is the bed & mattress, chest of drawers and computer chair. The wardrobe is built-in (pictures included).
- There is a shared living room and garden.
- Move in date can be any time after the first week of February for my room, and rent will be covered up until the end of the month. I'll be deep cleaning the room before you move in as well.
