We know how important this is to our lovely tenants. we provide 350mb broadband, wired internet points in all rooms and provide network boosting hardware so there are no black spots for coverage.
LIVING
We provide everything so you don't have to. We provide a new mattress protector which must be used on your bed. You will need to provide your own bedding. The communal areas will be cleaned twice a month, but you will be expected to keep your own space clean and tidy.
TENANTS
This is a working professional house share. We are looking for new tenants who see and appreciate the work we have put in to make this a lovely home and we want to keep it that way. All we ask is that you’re friendly, tidy, will look after this lovely home and pay the rent on time.
Prerequisites for prospective tenants:
* you must be in permanent employment. We have tried to have a mix of working professionals and students in recent years, however, we have found this not to be conducive to the harmony of the house as students and professionals do tend to lead relatively different lifestyles.
* you must be able to prove affordability through payslips/bank statements
* you must be able to provide suitable references from a previous landlord to prove that your rent was paid in full, in a timely manner and that you were a respectable tenant.
* be upfront and honest about any current or previous marks against your credit history, for example, CCJ’s and bankruptcy, etc. The referencing process will be affected if this information is not mentioned at the start of the process.
* our rooms are strictly single occupancy, therefore, no couples and no children.
Please do not be offended when being asked to provide any of the above. We pride ourselves on the standard of our properties and finding the right tenant is crucial to this.
Upon viewing the room and deciding to proceed, a non refundable £100 holding fee will be charged, this will then be deducted from your deposit when you move in. Your deposit will be held within The Deposit Protection Scheme (DPS).
The equivalent of 1 months rent will be payable upon moving in to the property.
