Double bed, with 2 quilts, a 13.5 tog king size, which is great as it overhangs the double mattress for warm winter nights and a 10.5 tog double quilt for cooler summer sleeping. There is ample storage with 2 built-in wardrobes with hanging for tall clothes.

It includes a high-quality sitting or standing desk (height adjustable from 70-120 cm with 4 easily programmable pre-sets for convenience) & chair with a 24” monitor which can be used as a screen mirror or 2nd screen for a laptop. Desk light with adjustable colour modes & brightness. It’s the perfect setup for work, leisure or study. The room inc. a 43 in LG smart TV on the chimney breast.

KITCHEN: It is an all new, high-quality kitchen (I'm a bespoke kitchen designer/installer). There is a 70:30 fridge freezer, a separate built under freezer, washing machine, dishwasher, Neff double oven & microwave, induction hob. Also Cosori air fryer & Aeropress coffee maker. There is loads of storage in the cupboards and just about every cooking gadget/saucepan/etc you will need. There is also a 24 in Smart TV.

DINING ROOM: It has table that seats 6 (8 when extended) comfortably with an armchair in one corner. It’s a great room for entertaining, relaxing or listening to music. It has a really good adjustable lighting system that can be used to create the perfect mood for any situation. There is a 43-inch smart TV & hi-fi system inc. record deck, CD player, FM radio. It’s all about listening at low volumes suitable for a shared space. The table can be used as a workspace for a laptop away from your room if you need a change of scenery from time to time.

LOCAL SHOPPING: Polegate high street is 5 mins walk. Morrisons Daily within 100 metres, larger Co-Op in high street, Lidl 20 mins walk. I can sometimes give people a lift when I go food shopping in Eastbourne (normally Tesco).

LOUNGE: It has 2 sofas, a coffee table, a 55-inch Samsung TV with a great picture with good quality speakers for sound.

BATHROOM: Has a separate shower cubicle and bath. Hot water is available 24/7. There are also 2 separate toilets in the house.

CLOTHES DRYING: There is a good sized airer on the landing with banisters for large sheets, towels etc. It's very efficient as heat rises through the house.

GREEN FINGERS & GARDEN: The courtyard garden is 7 x 2 metres and fully paved. It includes 2 garden tables, chairs and a barbecue. It’s a great space to relax in in the summer months. There are spare pots & compost if you want to have a go at growing your own plants. I’m also learning to grow herbs from seed this year. You’re welcome to grow your own herbs/other plants, I have everything you will need to do so.

Great countryside for walking/cycling. Close to South Downs National Park, Cuckoo Trail, Friston Forest, Abbots Wood, Eastbourne beaches etc.
