Large Edwardian detached period house with south facing back garden located in a premier East Southsea street. Council Tax Band E house. The house is decorated to a good standard and with up to date facilities. Stairs, Landing and Rooms have new carpets. Bathrooms new flooring. Close to the seafront in east/central Southsea. Residential Street parking - Council Parking Charge £10pm. Generally easy parking.

Festing Grove is close to Southsea beach & Promenade. Great for joggers / walkers. Local Pub, Cafés, Coop Store, Chemist, Doctors and Dentist (3 to 5mins walk). Good busses to City Centre or QA Hospital from Highland Road. Albert Road shops and restaurants (10mins). Times are approximate.

This is a shared home environment. Everyone is expected to be sociable and contribute towards making a relaxed happy household.

Bedroom 1 & 2 have a shared toilet and sink next to their rooms. Both rooms have double beds and sunny, south facing aspects. I have an additional Loft Bedroom for visiting guests and my family.

No couples or pets please. (I do have a 1 year old Cocker Spaniel puppy. He's crated at night and very friendly, loving and lively!).

Lodgers have use of a shared bathroom with shower and bath. Landlord has his own Bathroom.

Included is access to shared areas of Kitchen, Breakfast Room and Conservatory. The kitchen is modern, open plan with a breakfast room table for meals. All usual utilities available - washing machine, microwave, air fryer and large fridge and freezer. Access to garden and Conservatory area via Kitchen. Some bike storage available.

Quick Summary:

a) Rents are fixed to 31st December 2026. All house bills included.

b) This is a quiet, home environment. It is not a House of Multiple Occupancy (HMO).

c) Bedrooms have small sliding bolt locks for privacy and I have recently replaced the carpets for new.

d) Landlord has 7 years years experience of male and female lodgers previously. Male applicants may apply. Sadly have had problems with some male lodgers in the past, particularly regarding cleanliness and respect of the household. Why females are preferred.

e) About the Landlord. Working life spent in aerospace, defence, and in the space industry. Keen yachtsman. Has two adult daughters who sometimes visit at weekends. Landlord is occasionally away travelling or sailing.
