Two furnished double bedrooms are available separately in my spacious detached home in Kenley. Each comes with its own separate private study for that resident’s use only.

ROOM 1 — £1,000 per calendar month
Upstairs double bedroom (Bedroom 2) plus a separate private upstairs study (Bedroom 5).

ROOM 2 — £1,000 per calendar month
Upstairs double bedroom (Bedroom 3) plus its own separate private downstairs study, directly below the bedroom.

Each package is let separately to one individual, with separate spaces to work and sleep. The price is per person, per bedroom-and-study package.

£1,000 per calendar month, furnished, including council tax, gas, electricity, water and broadband. Council tax band G. Available from 7 December 2026.

The family bathroom is shared with just one other lodger. I live in the house and use my own en-suite. There will be two lodger places in total.

Shared facilities include a half-acre south-facing back garden with barbecue and smoker, plus a washer and dryer, living, dining room and conservatory. The house is professionally cleaned once a week. Driveway parking is available for free; garage parking is by separate written arrangement at an additional agreed charge.

The house is in a quiet residential part of Kenley, approximately half a mile from Kenley station.

SINGLE OCCUPANCY ONLY
Each bedroom-and-study package is for one named individual. No couples, families, additional residents or room sharing. The study is workspace, not a second bedroom or guest room.

Please be considerate about noise and leave shared areas clean after use. No smoking or vaping indoors, parties, subletting or paying guests. Overnight visitors require prior agreement and must not become additional residents. Home working is welcome; client visits require prior agreement.

MONTHLY ROLLING ARRANGEMENT
No fixed minimum term. The written lodger agreement will provide for one calendar month's written notice by either party, subject to applicable legal requirements. I may sell the property and may give notice under that agreement.

Applications are subject to identity and Right to Rent checks, satisfactory references and evidence of affordability. A signed agreement, agreed inventory, a £1,000 deposit (one month's rent) per room and the first month's rent are required before moving in.

Please introduce yourself, confirm that you are applying for yourself alone, and include your preferred move-in date, intended length of stay, working pattern and parking requirements.

Room photographs show an earlier furniture layout. The final furniture and inventory will be confirmed before an agreement is made. Bedroom 5 will be used as the private study, rather than as pictured.
