I am looking for a flatmate - one person only (no couples) into a double bedroom in my nice modern flat in Saughton. The room will be available from the 23rd of January 2026.

I am looking for a clean and tidy, reliable, strictly non-smoking person and without pets as I am allergic and asthmatic. Preferably a student but not required.

The flat has two double bedrooms, a spacious living room, a fully equipped kitchen, a cupboard/boxroom, and a bathroom.

Transport accessibility is very good - it takes about 20 minutes by bus/tram to the city centre and to the airport. Napier University / Edinburgh College - Sighthill Campus and Heriot-Watt University nearby. Not far from the house is a tram stop (Saughton) and bus no. 1, 2, 22 / N22 stop. A bus stop with buses 3, 25 / N25, 30 / N30, 33, 35, 38, X22, X27, X28 is just a few minutes on foot. Parking in front of the house is no problem and Edinburgh bypass is only a few minutes by car.

The rent is £550 per month including bills for gas, electricity and Full Fibre broadband internet.

I like traveling, cycling, hiking, and hillwalking, as well as computers and technology.
