The bedroom features a double bed, desk and a walk in cupboard. The boiler is located in the cupboard, but it's extremely quiet, and the other half of it is available as storage space. The thermostat is in the living room, so no access needed.

The flat is made up of a kitchen, separate living room, a box/guest room and 1 bathroom.

There is a private and a separate communal garden with a clothing line to hang clothes, but the flat also has a tumble dryer. The private garden is a lovely spot to hang out during the summer.

There is free parking available on the street, and the flat is located next to a big park. It's close to a big Tesco, and it's 15 minutes away from the city centre and the airport by tram. The tram stop is a 5 minute walk away.

About us, I am 29yo from Spain and my partner (28yo? from greek. we have been in Edinburgh for a few years now and work in science. We are clean and tidy, enjoy a friendly atmosphere but also respectful of personal space and we are looking for a person with similar values. The flat is also open to students, but preferably in late twenties to early thirties.
