A bright double room in a three-bedroom warehouse conversion flat on London Lane, E8, three minutes' walk from London Fields Overground.

The flat
Open-plan living and dining room with exposed brick, original wooden floorboards and huge factory-style windows, plus a modern white kitchen. The building has just had all its windows replaced and the flat is in the middle of a refresh, with a new dishwasher arriving this week. There is scaffolding up at the moment for the building works, which is due to come down by early December.

The room
A double room with large windows, wooden floors, a radiator and lots of natural light. The bathroom (bath with shower) is shared with one other flatmate (female). I am happy to sell my bed and some of my furniture if you would like them.

Flatmates
You would be living with one woman and one man, both in their early thirties. We are ideally looking for a woman aged roughly 28 to 36 to join.

How it works
This is a change of sharer on an existing tenancy managed by Akelius. You will need to pass Akelius's referencing and right to rent checks. They ask that you earn at least £35,000 a year, are not on probation and are not about to start a new role (savings are not taken into account). The tenancy transfer takes effect on 1 December, and I will cover the first week's rent so you can move in on 7 or 8 December.
