The flat is on the (very tastily named) Bacon St right next to Brick Lane, and a 5-minute walk away from Shoreditch High St station. It's also a 15-minute walk to the Liverpool St station terminus!

The flat has two bedrooms and two bathrooms, so no need to share. A desk for each bedroom has been requested from the landlord. Common spaces include a large comfy living room with lots of natural light. There's a patio too, which overlooks a gated communal back garden (also meaning no privacy issues on the ground floor!). I've uploaded a floorplan too :>

All white goods are included, minus a tumble dryer. That includes fridge/freezer, washing machine, dishwasher, oven, gas stove, microwave, and a combi boiler.

Note that all the furniture shown in the photos is being replaced by the landlord/agency - it's a little bit worn so they're doing a full renovation before move-in! That means brand-new furniture for the entire flat, as well as some renovation of the bathrooms if i recall correctly.

I've just recently put down a deposit for the property and am moving in around the 25th of September, which is the earliest date that it's available. I can be mildly flexible with the move-in date but it would make my life much easier if you could do end of September / start of October!

Please note that since I have not moved in yet, annoyingly viewings still have to go via the agency/landlord each time - as such, I'd prefer to meet (or at least chat) at first to see if we'd get along well!

Heya! I'm Andy, your potential flatmate at this property :D

I strongly value the social aspect of who I'm living with, so it's in my best interests (and yours too hopefully!) to find the person I mesh the best with. I've tried to tell you as much about myself as I can below, and would love to learn about you too (although you don't have to go quite as crazy)!!

To introduce me a lil bit, I'm 19 (but living the life of a 25yo), non-binary, from Scotland (with Russian and Chinese parents) and working full-time in creative technology by Old Street station (former computer science student). That means I'll be busy 9-to-6 on weekdays, but will be around otherwise!

I'm decently diverse when it comes to interests - I enjoy programming, playing piano and percussion, pole dance, parkour, indie games, making bad puns, and general queer shenanigans. Something I super duper want to get more into is fashion, makeup, cosplay and other self-expressive arts - big bonus points if those are things you dabble in!

The ideal person I'm looking for: queer, mildlly chaotic, close-knit and comfy around each other, ideally aiming for unfiltered wacky friend group vibes in the flat (think sleepovers, doing each other's nails, group dinners and outings, etc). I'd love to introduce you to my friends and vice versa - you're more than welcome to host lil friend gatherings, and I also am totally fine with you having friends/family/partners over - I'll be looking to do the same!

Bills aren't included in the rent cost unfortunately - I've given the best breakdown I can below:
- Octopus Energy quotes an estimated gas + electricity bill of £94.18pcm (£47.09 per person).
- The property is Tower Hamlets council tax band D (£1,837.78/yr, £76.57pcm per person).
- Internet costs look like absolute pennies in comparison - Hyperoptic offers £17pcm for 900mbps.
Adding up the three, bills would come out to an estimated £132pcm per person - or lower if you're eligible for a council tax reduction.

If you are a couple, then bills would be split three ways (thus are even lower per person!) - but please note that a 25% increase in the rent price would apply (£1369->£1711, or £855pcm per person).
