THE SPACE
Available by 1st August, possibly sooner depending on paperwork. This is an exceptionally spacious (19’ x 11’2”), bright, and airy room featuring high ceilings and neutral decor. Thanks to the incredible floor space, it feels more like a self-contained studio than a standard bedroom.

It comes PART-FURNISHED with a relatively new king-size bed, a bookcase, and a TV stand. There is also a large solid wood table which you are welcome to keep in the space or replace with your own items if preferred.
BRAND-NEW FURNITURE INCLUDED
The massive bedroom comes with two brand-new, unopened furniture sets which I can get assembled if you would like them:
- Complete IKEA Home Office / Dining Set: Includes a large white LAGKAPTEN tabletop matching white ADILS legs, and two classic white, solid wood INGOLF cross-back chairs. Perfect as a spacious workspace or a private dining setup.
- unho Luxury Marble Console Table: A modern, space-saving slimline table featuring a sturdy black metal frame and a heat- and scratch-resistant real sintered stone white marble-effect top.
Please note: The room currently has a bare floor rather than a carpet, however, I am in the middle of sorting that out at the moment. The reason I have no carpet is because I didn’t think I was going to be staying here very long.
You're welcome to paint the walls to make it feel like home, as long as it's kept to a neat, neutral colour.
ABOUT THE LANDLORD & HOUSEHOLD VIBE
You will be sharing a clean, quiet, and relaxed home with a live-in landlord. It’s a peaceful space designed to unwind in. I do enjoy a glass of wine and a chat so some socialising would be welcome. 😊
I’m a 48 year-old woman whose daughter has recently moved out. I have a politics degree and used to run my own online writing and editing company. I’ve recently taught myself how to do daytrading which I’m just getting started on. I was born in London but have spent several years living in Cornwall before coming back to Reading a few years ago.
n. b. I will be going travelling this year a few times (finally going to Thailand yay! 🥳) and will also be visiting family so you’ll have the whole place to yourself on a frequent basis.
My own interests include walking, swimming, trading, travelling, reading, metaphysics, poker, and watching tennis. I am independent and respect personal space, making this setup ideal for a professional or student who appreciates a calm, independent environment to come home to.

I also have a huge collection of spices plus various gadgets such as a juicer, a spice grinder and a ninja food processor all of which you are more than welcome to use.
- Security (Gated): The property is highly secure. It features a fully gated perimeter requiring key fob access to the complex, a secondary key fob entry for the building itself, and secure underground parking.
LOCATION & COMMUTING (10/10 Convenience) Perfectly situated right in the center of town:
- Royal Berkshire Hospital: 10-minute walk
- Reading Town Centre: 10-minute walk
- Reading Train Station: 15-minute walk (excellent fast links to London Paddington)
- University of Reading: 20-minute walk
- Transport: Numerous excellent bus connections are within a 2-minute walk from the front gate.
IDEAL LODGER & TERMS
Looking for a single, tidy, and independent working professional or student (aged between 18 and 65) who appreciates a quiet, peaceful home to unwind in.
- Rent: £850 per month (negotiable) to be paid monthly in advance (includes bills, GCH, council tax, high speed fibre broadband)
