I am looking to rent out my spare room which is an en- site dual aspect double. I'm a single parent living with my two teenage children so references will be required. I also have an 11 year old black labrador so you'd have to like dogs. The kids are quiet and the dog only barks when he hears people outside but both are friendly enough. Pets are welcome, though we're next to a busy road so may not be very cat friendly. We're right next to a lovely woodland walk and it's 10/15 minute walk to the river. Town is ten minutes away and there's a pub just a 5 minute walk. The room is furnished with a double bed, bookcase, built in single wardrobe and chest of drawers and can have a desk/ sofa/ chair if required, will discuss best option with the new lodger. The en- suite is a shower, wc and sink.

Bills and WiFi are included and there will be a fridge for sole use as well as a cupboard in the kitchen for storage. You would be welcome to use my crockery/ cutlery/ pans etc., and the kitchen has most things you would need.

Shared use of the kitchen and lounge and there's a large decking area with garden furniture. There's also an off road parking space (there are 3 with the house in total with usually just one in use by myself).

Would be happy to share with a man or a woman. Reduced rate available for weekdays only if not needing all week. I'm happy with my own company but also like to socialise so would like someone like minded. I enjoy reading, rugby and walking and spend most of the week working (Monday/ Friday 9-5 ish).

Council tax band D. Room available start September onwards with £500 deposit required and first month rent up front.
