Looking for someone to take over our contract from 31 January for this lovely, spacious 2 bed, 2 bath (66 sqm) flat on Bowes Street.
The flat works really well for either a couple or a flat share. One bedroom has an en suite with shower, and the second bathroom has a bathtub, so everyone gets their own space.
Inside, the flat feels roomy and practical. There is:
A bright open plan living area with fitted kitchen and dishwasher
A really handy storage and utility room with washer and dryer
Good insulation and an EPC rating of C, which helps keep energy bills fairly low
The flat comes furnished, with a lot of the main furniture included
The building is pet friendly and has a secure bike room. There is also the option to rent a space in the secure car park, subject to availability and agreement with the landlord or building management.
Location wise, it is great. It is only about a five minute walk to Alexandra Park, so you have a beautiful green space on your doorstep, and there are excellent bus links into the city centre and surrounding areas.
Please note, we have lived here with two cats, so if you have a car allergy, it may not be the place for you.
Key info:
Rent: £1,050 per month
Size: 66 sqm
Council tax: Band B (Manchester) = £1697.91 year
EPC rating: C
Water bill: approx £45/month
Electricity bill: approc £120/month (on a smart meter, so you pay each month for actual usage and it's dependent on season with how much you have to heat/ light)
Available: Contract takeover from 31 January
Tenancy details:
The current fixed term runs until 1 May. At the moment, the tenancy includes a break option so it can end on 1 May if notice is given by 1 March, or it can be renewed on a rolling 12 month basis by agreement with the landlords.
With upcoming changes to renting law under the Renters’ Rights Act, most private tenancies are expected to move to rolling contracts where tenants can give 2 months’ notice at any time, although the landlord or agent will be able to confirm how and when this will apply to this tenancy.
Anyone taking over the contract would need to pass the landlord’s standard reference checks.
