A bright, fully furnished room is available in Eastcote (Zone 5) for a respectful and tidy lodger. You will be sharing the flat with me, a live-in landlord, under a standard UK Lodger Agreement.

The Financials & Terms

Rent: £885 per calendar month.

Bills Included: All standard utilities, super-fast Wi-Fi, and a proportional share of Council Tax (Band C) are fully covered in the rent.

Not Included: BBC TV Licence/iPlayer.

Duration: 1 to 3 months ideally, with the potential to extend based on mutual agreement. I will also consider weekly arrangements at a different rate.

Notice Period: 2 week notice required from either party.

Move-in Date: To be confirmed after a successful viewing.

Because this is a live-in landlord arrangement (and strictly NOT an Assured Shorthold Tenancy), mutual respect for the space is the priority.

Cleanliness: You must be naturally tidy, cleaning up immediately after using the kitchen and shared bathroom.

Consideration: Mindful of noise and respectful of shared boundaries. No guests and or overnight stays allowed.

Strictly Prohibited: This is a 100% drug-free home. Smoking and vaping are not permitted anywhere on the premises.
