We are 3 medical students, ages 22-23, in our clinical years, looking for a flatmate to join our ground-floor property on Marchmont Road. We are Easy-going and clean, enjoy flat nights out/in and love having people over. We are all aged around 22-23. We are also looking for another student (council tax) who can begin paying rent from the start of August for at least 12 months or more.

Marchmont is in south central Edinburgh and has a wide variety of shops within a 5-minute walk. There is also a gym 2 minutes' walk away (the uni gym is better). Buses are good, and it's well located for both King's and George Square campuses. If you have a car its also reasonably easy during morning/evening rush hour.

Rent may or may not go up during the change of tenancy; we estimate this to be by 3-4%, which would increase the rent to approximately £770. We believe this to still be competetive hence why we are staying for at least a further year.
The room available has a built-in boiler cupboard; the boiler is not often used after 11 pm, but please consider if this would be a problem (30-40dB).
Please note we cannot accommodate couples or more than one person in the same room.
