This is an amazing value single room in a nice cosy house, easy to warm in the winter and stays cool in summer, it has a patio garden with a cabin that has 2 comfy chairs and power and an extra toilet, its a sun trap in the morning and so lovely all summer to chill in.

western bank library is 15 minute walk and ponderosa is just round the corner and Walkley 10 minutes the other way, the area is nice and quiet, friendly neighbours.

The housemates are chill and peaceful students, its a house where you can just get on with your own thing, occasionally we cook or watch some tv together.

The landlord Dave is super professional and friendly, hes the only landlord ive ever had that will fix things same day, once our tv broke and that evening he arrived with a new one!

The rent is paid quarterly, ideally for students but can take a non student for 6 months too. You would pay for 5 months and then have the option to stay on a yearly basis.

It amounts monthly to £282pcm for rent and £65 for bills generally with a little refund at the end of each year depending upon how much utilities we've used.
