Hi there! I’m Rich, the live-in homeowner, and I have two rooms coming available to let individually in my modern three-storey house, right next to Norfolk Heritage Park and less than a minute from the tram into town.

The Household:

You’ll be sharing with me, two indoor cats, and a friendly, trained Labrador. My boyfriend visits and stays over occasionally.

I work variable professional shifts (including some nights and early starts), so daily routines around the house are naturally flexible. It’s an easy-going, LGBTQ+ friendly home where everyone gets on with their day, but you’re always welcome to hang out in the living room or chat over a brew in the kitchen.

The Pets:

Animal lovers are essential! You have zero pet care duties (a professional dog walker comes while I’m at work), and pets don't go in lodger bedrooms. The only non-negotiable is making sure external doors stay shut so the indoor cats stay safe.

* Cosy Room: A compact room with either a single bed or futon and wardrobe space—great if you travel light or want a more budget-friendly option.

* Low-Maintenance Living: Shared areas are easy to keep on top of—the house is equipped with a dishwasher and automated robot vacuum and mop cleaners. Looking for someone who naturally takes care of their own room and cleans up after themselves when cooking.

* Kitchen & Dining: High-spec setup with induction hob, double oven, dishwasher, two fridges, freezer, air fryer, blender, and direct garden access.
(Heads-up: A brand-new kitchen upgrade with quartz worktops is booked for early January—rent is free for any installation days!)

* Living Room & Outdoors: Shared living room with a real fire and Sky TV—you’re always welcome to relax and socialise here. Outside, there’s a terraced garden with a dining patio, BBQ, and decking.

* Bathroom & Laundry: Shared upstairs bathroom with bath and power shower. The laundry setup (washing machine and tumble dryer) is housed in the integral garage utility area.

* Location: Under a minute’s walk to Park Grange Supertram stop, under 20 minutes on foot to Sheffield Railway Station, with the park right on the doorstep.

* All Bills Included: Covers gas, electric, heating, council tax, water, high-speed broadband, and shared household consumables (toilet roll, dishwasher tablets, washing-up liquid) under a sensible fair-usage policy.
