A furnished single room in my two-bedroom flat in a quiet residential close. You'd be sharing with me — a professional female homeowner who is friendly, considerate and house-proud. The flat is warm, clean and peaceful: a good base for someone who wants somewhere settled to study or work from, without the chaos of a big house share.

The room: single bed, wardrobe, chest of drawers, dining chair and a space-saving fold-away study desk, freshly ready for a new lodger. Shared use of the kitchen, bathroom and lounge.

Location: Winchmore Hill station is 20 minutes' walk, with direct trains to Moorgate — ideal for students at London universities and City commuters. Local buses run to Wood Green, Enfield Town and Southgate, and there are shops, the Wetlands, parks and a few gyms nearby.

Who would suit: Female lodger preferred because I am a female live-in homeowner and we will share the bathroom, kitchen and lounge. Non-smoker, no couples, no pets. I keep a quiet home and I'm looking for someone who'll do the same — tidy, respectful and easy-going.
