🍽️ Shared Living Spaces
We share a large, open-plan kitchen, dining area, and lounge, which we all use respectfully. It's a great space to relax, cook, or hang out together if you’d like.
Kitchen:
Fully equipped and set up for shared use:
• Fan oven
• Microwave
• 4 gas hobs
• Dishwasher
• Washing machine
• Tumble dryer (note: older model, needs emptying of water and fluff after each use)
• Plenty of worktop space — comfortably fits 2–3 people cooking together
Each housemate has:
• 2 kitchen cupboards
• 2 fridge shelves
• 2 freezer shelves
All standard utensils, plates, cutlery, and cups are shared — just replace anything you break.
If you bring anything personal (like a favourite mug), feel free to store it in your own cupboard.

Dining Room:
• Large table with chairs
• Additional chairs and stools available in the shed

Lounge:
• Spacious area with one sofa and a sofa bed
• Shared TV
• Great for relaxing, watching TV, hosting friends, or working out
I practice yoga and lollipop/pole fitness here a couple of times a week — always happy for a workout buddy!
This space is also used for drying clothes — we have 4 shared clothes horses (varying sizes and quality).
🧺 Additional storage:
• There is a small amount of shared storage space under the stairs, handy for things like suitcases, cleaning supplies, or seasonal items.

🌳 Garden
We’re very lucky to have a large back garden available to all housemates.
What’s in the garden:
• Garden chairs and tables
• Parasol stored in the shed
• A swing (which I use to hang my aerial hoop in the summer — feel free to have a go!)
• A new flower bed planted by my fiancé and me — we’re growing sunflowers for our wedding in August, but you’re welcome to plant your own flowers or veg too!
• A medium-sized shed for garden equipment (e. g., lawnmower) and limited storage
We’re all responsible for looking after the garden and house.
Front garden:
Small, mainly used for storing recycling bins.

💸 Rent & Bills
Rent:
• £700/month (paid directly to the landlord)
• Deposit: One month’s rent
______________________________________
Bills:
All bills are split evenly between housemates, and each person takes responsibility for managing one bill.
Approximate monthly costs:
• Council tax: ~£75/month (you’ll likely be responsible for this one)
• Water: £40–£80 per person per quarter
• Gas & electricity: £25–£60/month
• Internet: £6/month
📺 We don’t currently have a TV licence, as no one watches live TV. If you want to, you’ll need to get your own licence.
Budget around £130/month to cover all bills.

🚗 Parking
Unfortunately, we don’t have a private driveway, but there is permit parking directly outside the house.
• We are in Richmond CPZ HM zone
• Permits are only needed Monday–Saturday, 9am–6:30pm
• Evenings and Sundays are free for guests
• Neighbouring roads (Zone C) are not permitted on Saturdays
• Visitor scratch cards are available for purchase from the council as an alternative
Event days (e. g., rugby matches) have extended restrictions due to our location in the Rugby Zone.
However, we have two reusable event day permits for visitors — just let us know if you’d like to use one, and please return it after.
If multiple housemates need permits, we share the cost of the second one to keep things fair.

🧼 Cleaning & Bins
We all contribute to keeping the house clean and tidy.
Expectations:
• Clear up after yourself (wipe down surfaces, don’t leave dishes in the sink)
• If you fill the bin — empty it!
• Dishwasher is shared — please empty it after use
We currently have a cleaning and bin rota that runs on a two-week cycle:
• The person is responsible for putting out the bins (Wednesday morning — or Tuesday night)
• That person also does a deep clean (including bathroom, hoovering, etc.)

📝 Other Things to Know
• We live in the rugby event zone, so the end of our street is blocked off on game days and portaloos are set up. It can get noisy, but you can still access the road from the other end (only time you can drive the wrong way down our one-way street).
• The house is a Victorian property, so it comes with quirks — for example, the bathroom ventilation isn’t modern. It’s linked to the light switch, and you’ll need to keep the light on for at least an hour after a shower to prevent mould buildup. If any mould does appear, the landlord treats it.
• Speaking of which — Pete (the landlord) is lovely and friendly. He wants all tenants to be happy and comes by every six months to check in. If you need something done, just reach out directly to him.
