I am looking to sublet the room for December 2025 and then from April 2026 onwards (it's rented out January-March).
30mins door to door to Oxford Circus! Very bright, stylish two-story, three-bedroom Edwardian terraced house in leafy, burgeoning North-East London. Situated in a quiet street in a residential area where the neighbours all know each other, with excellent and varied transport facilities (Victoria line tube station, which is also an overground train and national rail station, is a 10min walk; many buses very close by; Tottenham Hale tube station, with 40mins train to Stansted airport and 20min train to Liverpool Street station, is a 20min walk; more detail on transport below).
Friendly house share with myself and another guest tenant. I am the host and I live here. I am Italian-Australian and have been based in London for the last decade. There are usually maximum 3 people living in the house at any one time.
Delightful, bright, airy rooms, with a shared bathroom. Big kitchen with washing machine, clothes dryer, induction stove, microwave and all amenities (a good choice of cooking utensils). Dining-room & living room next to kitchen. The house is very nicely decorated & has a colourful bright European feel.
Persian carpets, faux parquet/fully carpeted floors, furnished, and high speed WiFi internet access. There are lovely views from the room over gardens (not only ours but an entire plot of gardens, perhaps 10, with some tall trees and birdsong). This is a very quiet environment, so ideal for research, study, writers….
Room (pictures 2-4): rates £1050/month with broadband and weekly cleaning included, single bed, desk, wardrobe. The room is free from 30th November 2025.
Other Details:
10 minutes walk to Seven Sisters Tube Station (Victoria Line) from which you can get to Oxford Circus in 20 min by tube, 10 min to London Fields overground train station by overground, 15 min to London Liverpool Street Station also by overground.
Bus stops 4 min walk for Finsbury Park and other parts of north London and 10 min walk to East/Central London.
20 minutes walk to Tottenham Hale tube station with 40min train to Stansted airport.
1.5h commute to London Gatwick and London Heathrow airports. 1h commute to London City Airport.
Lovely coffee shops, patisseries, restaurants, take aways, supermarkets (Sainsbury’s and Tesco), grocery stores and nightlife venues on the local high street. The closest shop is a 5 minute walk.
Walking proximity to 2 nice parks and to the famous Walthamstow Wetlands and Lea River Valley. On a bike very close to Alexandra Palace but also to Epping Forest.
Giant gym cum swimming pool 3 minutes away. Various other local gyms.
One of my favourite Italian restaurants in London is nearby and the Turkish restaurants of Green Lanes are an 8 minute bike ride.
Comfortable, very clean and welcoming household. There is weekly cleaning and also a lovely garden which you can have meals in, British weather allowing!
I have lived happily in this house for the past 5 years and turned it into my home as it allowed me to feel focussed, calm and grounded as nowhere else in London did for me. I love the street, the neighbours, and the area. As a freelancer I have a rather unpredictable schedule; I may be working from home for weeks on end and then instead work late hours out of the home or abroad for weeks or longer. I am clean and respectful and I'm looking for a kind, respectful, clean housemate who ideally does not work from home and is friendly but also has their own life so that we're neither strangers nor one another's therapist!
Really good value for a lovely, comfortable home.
